It is my understanding you are requesting residential building permits for modular homes to place on parcel # 54171.1111 and 54171.1107. After reviewing the site and parcel map, the Public Works Department has determined the following: 1. The construction of a public street is not required at this time. Our evaluation shows that after these homes are built, the driveway will serve three lots. It shall be noted that in the event more than three lots access this driveway, a street shall be built following all current standards. Please contact Tom Scholtens,the Spokane Valley Building Official at 688-0024 and Kevin Miller, Spokane Valley Fire Department at 928-1700 to determine the requirements for the driveway. 2. The other item that shall be addressed is the sight-distance issue at the intersection of Walnut Road and Broadway Avenue. There currently exist a row of shrubs that interferes with sight distance while heading south on Walnut. Safe turning movements onto Broadway Avenue are not possible at this time. Please contact Marina Sukup, Spokane Valley Community Development Director to discuss this matter further. 3. Walnut is designated as public right-of-way. Please ensure you follow all standards for the access to and use of •ublic right-of-wa . You are re•uired to apply for right-of-way approach permits and access permits.
