SUBJECT: CUE-3-95; PARKING LOT •
I am in receipt of both your July 24th and your July 30th letters, both accompanied by sketch
drawings of the gravel parking lot area and its landscaping. I do not accept the parking lot sketch
associated with your July 24, 1995 letter. I do accept the sketch associated with your July 30th
letter, stipulated that you place some physical object in the area which I have marked in the
southeast corner of the parking lot. It's your choice as to whether to fill this in with additional
landscaping or whether to place some physical item there so that it cannot be used as a parking
space. I suggest a picnic table, some antique wagon or plow, etc. I recall that you had an older
truck parked in your parking lot from time to time that was consistent the early era and vintage of
the barn. Is it possible that you can simply park your truck in that stall and leave that there so that
it fits in with the landscaping and fits in with the character of the building?
Your list of landscaping provided in your July 30th, 1995 letter is satisfactory and I encourage you
to go ahead as early as possible with that planting.
I approved a gravel parking lot, as opposed to a paved parking lot on the basis that the Zoning
Adjustor, as the hearing body has the authority to deal with issues of traffic, parking and
circulation as may be deemed appropriate (Zoning Code: 14.616.240.4.h). I draw to your
attention the 90 day time frame for additional improvements or alterations. Occasionally,
exceptions can be made with this if there is an interference by weather or unavailability of nursery
stock. Condition of Approval II.4. The 90 day time frame is up on the 16th of August, so you'll
have to be very busy with these various items listed under Condition of Approval II.4. Please
carefully review those and work as diligently as possible with respect to the improvements. I can
possibly grant some relief, since it has taken us a long time to agree on how to do subparagraph
"d." That August 16th day will also be the time in which you will need to have altered your sign on
Wellesley to bring it into compliance with the standards. I hope you're able to complete the 7 foot
tall fence, with its 4 foot tall lower section as it approaches Keller Road, within the August 16th
deadline. If this proves to be impossible, you may request an extension, as long as you do tie
yourself to a future time frame.
Since I will be on vacation and not available for an inspection until the week of 8/21 or 8/28, you
have a little extra breathing time.

RE: CUE-3-95
Per your instruction, following are more details regarding our development of the parking area.
Tentative Plant List
Following list shows plans for landscaping plants. These are subject to revision once planting
decisions are made—as well as with plant availability for upcoming fall plantings. However, please be assured
that the changes will not affect the general layout, nor be adjusted in any such way as to increase parking
area or create additional space. This is not our criteria—we are merely trying to maintain the current garden
designs of our property and do not want to lock ourselves into specified plants until we start developing the
strips. To define and limit the parking area is our goal. To maintain the overall beauty of our property is our
desire.
In the North and East 6' Landscape Strips
•Juni ers
P 1\\'J
•Pyramidal Arborvitae
•Potentilla
•Shrub roses
•Red Twig Dogwood dt
•Yew
In (and around and near) the North and South Landscape "Islands"
•Norway Spruce (Tree that grows to 80' with 30' spread)
•Red Twig Dogwood
'Flowering Plum and Hawthorne
•Junipers
Please note also that we will be using barriers to align the parking area(just as we always have) in the form of
telephone pole sections and large river rocks. Non-petroleum based dust palliatives will be applied to the gravel
areas with regularity as advised from the supplier of the product.
Thank you for your kind consideration. I will be happy to further clarify any of our plans should it be
necessary.
incerely,
