Dear Dave,
I have completed my evaluation of the property referenced above and recommend that you make corrections
to the structure as indicated on the attached drawing sheets 1 through 6. The corrections indicated address
the deficiencies noted in the FHA 203k Preliminary Inspection Report,CHUMS#5012,items 4 and 5. They
also will meet the requirements of the '94 Uniform Building Code.
I do take the following exceptions to the report.
1. Concrete footings are in place at the rear exterior stairway,but were concealed with sod lawn.
Landings at the bottom of exterior stairways are not required,but if provided are required to be
as long as the width of the stairway.
2. The stairway to the cellar is not required by code,but an access panel of a minimum 18x24 is. I
recommend a prefabricated steel access panel to a wall-mounted ladder instead. This avoids the
problems of handrails,loss of kitchen floor space,and headroom clearance.
3. Where the foundation is undermined next to the existing stairway,there is very little structural
load imposed on that point of the foundation. Considering the age of the building(over 50
years)and the absence of structural cracks,I do not see the need for corrective measures.
4. The ceiling heights in all habitable spaces meet the code's requirements(the cellar is not to be
considered a habitable space).
5. The sag in the ceilings is not anything that is addressed by the code. Correction is entirely
optional. The addition of the truss bracing and ceiling joists are necessary,but I would
recommend the correction of the sagging ceilings either by the methods indicated on the detail,
or the complete removal and replacement of the ceilings in those areas.
If there are any questions or clarifications that I need to make for your contractor,please don't hesitate to
call.
