ISIS S..6.// rJTer e- R31, BY PROJECT MFC iAQN\ L— DATE CHECKED DATE .3/31/01. 14.618.305 Density The maximum number of dwelling units per acre shall be seven (7) dwelling units per acre, except as provided or allowed by minimum lot sizes and bonus density provisions of this Code. 14.618.310 Minimum Lot Area, Frontage and Depth The minimum lot area for a single-family dwelling in the UR -7 zone shall be six thousand (6,000) square feet. Duplex units in the UR -7 zone shall have a minimum of an eleven thousand (11,000) - square -foot lot area. The minimum lot size for multifamily dwellings of three (3) or more units is fifteen thousand (15,000) square feet Minimum lot area requirements may be varied through application of the PUD overlay zone standards, Section 14.704, and/or application of solar development standards, Section 11.812. In any case, no lot shall be less than four thousand, two hundred (4200) square feet in size, and a seven (7) - unit -per -acre standard shall be maintained except as may be increased through bonus density provisions of the Code. 14.618.315 Minimum Frontage The minimum frontage for single-family dwellings shall be sixty-five (65) feet and ninety (90) feet for duplex residential units in the UR -7 zone on a public road or street unless units are clustered in a PUD overlay zone, in which case the minimum frontage shall be fifty (50) feet or unless the residential units are solar structures as defined, in which case the minimum frontage, if approved, may be as low as forty (40) feet on a public road or street Multifamily dwellings shall have a minimum of one hundred (100) feet on a public road or street The minimum frontage for all other permitted uses that have a principal structure on site shall be sixty-five (65) feet on a public road or street There is no minimum frontage for permitted uses that do not have a structure on site. 14.618.325 Minimum Yards The minimum yards and setbacks for permitted and accessory uses in the UR -7 zone shall be as follows: 1. Front Yard: A minimum fifty-five (55) -foot setback from the centerline of any front yard roadway rights-of-way or twenty-five (25) -foot setback from the lot front line, whichever provides the greater setback from the centerline of the roadway right-of-way; 2. Side Yard: a. Each lot shall have side yard(s) of at least five (5) feet for each story of building; and b. Accessory structure(s) for single family residences and duplexes, the minimum side yard setback shall be: Structure Height (at peak) 0-15 feet = 5 feet Over 15 feet = 5 feet plus one (1) additional foot for each additional foot of structure height over 15 feet Flanking Street Yard: A minimum fifty-five (55) -foot setback from the centerline of any roadway rights-of-way or twenty-five (25) -foot setback from the existing property line, whichever provides the greater setback from the centerline of the roadway right-of-way; 4.
