CRITERIA F'OR THE ESTAB,LISPMTT OF DUPLFXES IN THE AGRICUIlIUlEtAL ZONE
Pursuant to Section 4.24.010 (b ) of the Spokane Cotulty Zoning Ordinance, the Zoning
Adjustor is given the responsibility of reviewing Conditiona,l Use Permits to deter-
miae if sueh use will not be detrimental to the surrounding property. Fh.rthermore,
the Zoning Adjustor has the authority to attach reasonable restrictions, conditions,
or safeguards that will uphold'the spirit and the intent of the Zoning Ordinance, and
to mitigate any adverse effect upon the neighborhood.
FI1V'DINGS
1. 'Ihe duplex shall be compatible with the imnediate neighborhood as evidenced
op by other duplexes or mixed land usea established in the area. The 3.maediate
neighborhood shall be determined as being that area within four hundred (400 )
feet of the property in question, fronting and adjaeent right-of--ways, also
adjacent properties• sharing connmon houndaries.. .
2. The Zoning Adjustor shall consider the publie opinion of the adjoining property
owners within the interior of the neighborhood and within 300 feet of the
appplieantts ownership. ~ 3. The duplex shall not be aignificantly adverse to t,he established rural lifestyl

fovnd within that Agricultural Zone area.

CONDITIQNS: The following eonditions may be imposed after review "to insure compati-
bility.
11 The proposed two-fami.ly residence, (duples) paxking areas, driveways, and
landseaped areas sha11 be located and developed in substautial conformance
with the plot plans on file with t,h3.s application.
2. Access points aha].1 be approved by the Spokane Cmunty Engineers prior to
release of building pexmits.

3. To mitigate points of concern relative to appearance, tYie following informatiqx
ma.y be required by the Zoning Adjustor and ma,y be condit-ional to approval:
a. Landscape Plan
b. Planting schedule (at least 1-growing season after completion will be
allowed.)
c. Provisions for maintenance
d. Installation of a aprinkler syetem
4. Corner lot proposals shall orient eaeh residential uoit on ;eparate street
frontages, and shall observe required front yard setbacke.
5. Garages or sheltered carports shall be provided for each unit. Said Carports
ahall be attached as part of the main atructure., . ,
6. The Zoning Ad3ustor reservea the right purauant to Section 4.24.010 (a) to
hold a public hearing on the proposed duplex to insure that all conditions
are being complied wit,h and to mitigate any unforeseen adverae effects.
