Zoning Ad3 ustor is to deny the applicant's request to consiruct a duplex In the Agri-
cul tura] zone, located aa ong l3priver Dri ve.
A. FINDINGS FOR QENIAI: llnder Section 4.24.010 (b) of the SpQkane County Ion3ng
Ordfnance, the Zoning Adjustor ha§ the responsibility og determining that such a
use wi3i not be detrimental te the surrounding properties. Yn assuring compatibility,
t#~e Zoni ng Adjustor based his~ decis f on on the testi mny presen$ed at the February
219 1978 hearing and pursuant.to the Criteria for the Es-6ablMshment vf Duplexes -
in the Agricul tural Zone.
1. I t was.found that the proposed duplex wauld be incompatibl e 4tiith the singl e-
fami'iy homes establ ished i nthe Irrmediate neighborhood (which -has been deter.-
cnlned to be within 400 feet of the Qraperty in question).
