Sl That the plat be designed as indicated on the prelfminary plat of record
and/or attached sheets as noted.

than one dwelling structure be placed on any one lot, nor shall any lot
be further subdivided for the purposes of creating additional lots or
building sites without filinq a replat.

WARNING: Spokane Gounty has no responsibility to build, improve,
maintain, or otherwise service the private roads contained within or
providing service to the property described in this plat. By acceptfng
this plat or subsequently by allowinq a building permit to be issued
on pmperty on a private road, Spokane County assumes no obliqation for
said private road and the owners hereby acknowledge that the County has
no obliqatfon of any kind or nature whatsoever to establish, examine,
survey, cons truct, alter, repair, improve, maintain, provide drainage or
snow removal on a private road. This requirement is and shall run
with the land and shall be binding upon the owner, their heirs, successors
or assigns including the obligation to participate in the maintenance of
the prfvate road as provided herein.
CS21 )That each lot be authorfzed for the use of individual on-site sewage
disposal systems,
S22 The dedicatory language of the plat will state the sponsor will assume
no responsibility for provision of domestic water.
S23 That conditional approval be qiven subject to provfsions in the plat for a
public sewer system. Approval of the design of said systems must be
given by County and State Health authorities and the County Utilities
Dzpartment prior to filing of the final plat. A suitable guarantee will
be requiced to cover the cost of providing said system in the amount as
determined by the Public Works Department.
S24 That a statement be placed in the dedication to the effect that a pubIic
sewer system will be made available for the plat and individual service
will be provided to each lot prior to sale.
25 Prior to filinq of the final plat, the sponsor shall present evidence that
the plat lies within the recorded service area of the proposed water
district.
S26 That an on-site sewaqe management system be created and appcaved by the
Spokane County Health Dis trict prior to filing of the Ffnal Plat.

S27 That a plan for watec facilities adquate for fire protection be approved
by the water supplier and fire protection district. Said water plan must
also have been approved by the appropriate health authorfties. The
health authorities, water supplier (pwrveyor) , and fire protection district
will certify, prior to the filing of the ffnal plat, on the face of said
water plan that the plan is in conformance with their requirements and
will adequately satisfy theic respective needs. Said water plan and
certification will be drafted on a transparency suitable for reproduction.
S28 The purveyor will also certify prior to the filing of the final plat on a
copy of said water plan that appropriate contractual arrangen.:ents have
been made with the plat sponsor for construction of the water system, in
accordance with the approved plan, and in accordance with a time
schedule. The time schedule will provide, in any case, for oompletfon
of the water system and inspection by the appropciate health authorities
prior to applicatfon for building permits within the plat. The contractual
arranqements will include a provision holding Spokane County and the
purveyor harmless from claims by any lot puchaser refused a buildinq per°-
mit due to the failure of the plat sponsor to satisfactorily complete the
approved water system.
S29 The plat dedication will contain a statement to the effect that the public
water system as approved by County and State Health authorities and
the local fire district and purveyor will be installed within this plat,
and the subdivider will provide for individual domestic water service as
well as fice protection to each lot prior to sale of each lo[.
S30 That the provisions of SEPA's NO'TICE OF ACTION pusuant to 43.21C 080
RCW and the Board of County Commissioners; Resolution No. 77-1392 be
accomplished by the proiect applicant within thfrty (30) days of fornnal
action by the Short Plat Adminsitrator or before the filing of the final

and/or attached sheets as noted.
S2 That a statement be placed in the dee-ication to the effect that no more
than one dwelling s tructure be placed on any one lot, nor shall any lot
be fucther subdivided for the pucposes of creating additional Iots or
building sites without filing a replat.
S3 That the plat provide for right of way width for streets as indicated on the
preliminary plat of record.

S10 That plans, profiles, and cross sections showing proposed street centec-
line and curb qrades be submitted to the CounCy Engineec for approval
pcior to construction and the filing of a final plat.
S11 That drainaqe plans artd design calculations showing the grades and
alignment of drainage facilities be submitted to the County Enqineer for
approval pclor to construction and the filing of a final plat.
S12 Construction within the proposed public streets and easements shall be
performed under the direct supervision of a licensed land surveyor, who
shall be responsible for perpetuating all evidence of the location of
suvey monuments which may be dis tu bed during cons truction and who shall
furnish the County Engineer with "As Built" plans and a certificate in
writing that all improvements were installed to the lines and grades
shown on the approved construction plans and that all disturbed monuments
have been replaced.
S13 No construction work fs to be perfocmed with the Public Right of Way untll
a permit has been issued by the County Enqineer. AIl work is su biect to
inspection and approval by the County Engineer.
S14 All constcvction within the Public Right of Way is to be completed prior
to filinca the final plat or abond in :he amount estinnated by the County

State Highway-County Road intersection. State Hiqhway Department
approval of the pcoposed design must be received prior to the filing of
the final plat. Improvements to the State Highway are to be the responsi-
bility of the sponsor and may either be constructed or a bond to cover the
cost of such improvements furnished to the County Engineer in the amount
as determined by the County Engineer and the State Highway Department.

of the County Enqineer.
S20 That the following statement be placed in the plat dedication:
WARrTING: Spokane County has no responsibility to build, improve,
mainrain, or otherwise service the private roads contained within or
providing secvice to the property described in this plat. By acceptinq
this plat or subsequently by allowing a building permit to be issued
on pvperty on a private road, Spokane County assumes no obligation for
said private road and the owners heceby acknowledge that the County has
no obligation of any kind or nakure whatsoever to establish, examine,
survey, construct, alter, repair, improve, maintain, provide drainaqe or
snow removal on a private road. This requirement is and shall rvn
wlth the land and shall be binding upon the owner, their helrs, successors
or assiqns includinq the obliqation to participate in the maintenance of
the priva te road a s provid ed herein.
CS 2-1~ That each lot be authorized for the use of individual on-site sewage
disposal systems.
S22 The dedicatocy language af the plat will state the sponsor will assume
no responsibility foc provision of domestic water.
S23 That conditional approval be given subiect to provisions in the plat for a
public sewer system. Approval of the design of said systems must be
given by County and State Health authorities and the County Utilities
Dapartment prior to filing of the final plat. A suitable quarantee will
be requiced to cover the cost of providinq said system in the amount as
determined by the Public Worics Dapartment.
S24 That a statement be placed in the dedication to the effect that a public
sewer system will be made available for the plat and individual setvice
will be provided to each lot prior to sale.
(Prior to filing of the final plat, the sponsor shall present evidence that
the plat lies within the cecorded secvice area of the pcoposed water

S26 That an on-site sewage management system be created and approved by the
Spokane Gounty Health Dis trict prior to filing of the Final Plat.

by the water suppliec and, fire protection district. 'Said water- plan mus,t
als'o have been approved by the appropriate health authorities. The
health authorities, water supplier (purveyor) , and fire protection district
will certify, prior to,the filinq of the final plat, on the face of said ,
water plan that the plan is in conformance with their cequirements and will adequately satisfy their respective needs. Said water plan and
certification will be drafted on, a transparency suitable for cepcoductiori.
S28' The purveyor will also certify prior to the filinq of the final plat on a ,copy of said water plan tha t appropriate contractual arrangements have
been made with the plat sponsor -for construction of, the water system, !n_
accordance with the approved plan, and in, accordance with a time schedule. The time schedule will, provfde, in any, case, for ao mpletion
of, the water system and inspection by the appropriate health authocities
prior to application for building permlts- within the plat. The contra'ctuai
arrangements will include a -provision holdinq Spokane County and the
purveyor harmless from claims by any lot puchaser refused a buildinq pec-
mit due to the failure of the plat sponsor to sarisfactorily complete the
approved water system.
S29 The,plat dedication will contain a statenient to the effect that the public
water system as appcoved by County and State Health authorities and
the local fire district ,and purveyor will be installed within this plat,
and the subdivider will -provide -for individual dornestic water aerviceas
well a,s fire protection to each lot prior to sale of each lot.
S30' That- the provisions. of SEPA's NOTICE OF ACTION pusuant to 43 .2IC 080
RCW and the Board of County Commissibners; Resolution No. 77-1392 be
accomplished by the proiect applicant~ within thirty (30) days of formal
