dEsign proposal acceptable to the State Highway Department of the proposed
State Higrhway-County Road intersection. State Hiqhway Department
approval of the proposed desfgn must be received prior to the filing of
the final plat. Improvements to the State Highway are to be tile :esponsi-
bility of the sponsor and may efther be constructed or a bond to cover the
cost of such improveraents furnished to the County Engineer in the amount
as determined by the County Enqineer and the State Highway Department.

SZO That the following statement be placed in the plat dedication:
WARIVING: Spokane County has no responsibiliry to build, improve,
maintain, or otherwise service the private roads contained within or
providing service to the property described in this plat. By accepting
this plat or subsequently by allowing a building permit to be issued
on prq)erty on a prlvate road, Spokane County assumes no obligation for
said private road and the owners hereby acknowledge that the County has
no obligation of any kind or nature whatsoever to establish, examine,
survey, construct, alter, repair, improve, maintain, provide drainage or
snow removal on a private road. This requirement is and shall run
with the land and shall be binding upon the owner, their heirs, successors
or assfgns including the obligation to participate in the maintenance of
the priva te road as provided herein.
(2.21 That each lot be authorized for the use of indfvidual on-site sewage
disposal systems.
522 The dedfcatory language of the plat will state the sponsor will assume
no responsfbflity for provision of domestic water.
S23 That conditional approval be given subject to provisions in the plat for a
public sewer system. Approval of the design of said systems must be
given by County and State Health authocities and the County Utilities
Department prior to filing of the final plat. A suitable guarantee will
be required to cover the cost of providing said system in the amount as
determined by the Public Worics Dzpartment.
S24 That a statement be placed in the dedication to the effect that a public
sewer system will be made available for the plat and individual service
will be provided to each lot prior to sale.
S25 Prior to filing of the final plat, the sponsor shall present evidence that
the plat lies within the recorded service area of the proposed water
dis trict .
526 That an on-site sewage management system be created and approved by the
Spokane County Health Dis trict prior to filing of the Final Plat.

S That a plan for water facilities adquate for fire protection be approved
by the water supplier and ffre protectfon district. Said water plan must
also have been approved by the appropriate health authorities. The
health authorities, water supplier (purveyor) , and fire protection districe
will certify, prior to the filfng of the final plat, on the face of said
water plan that the plan is in conformance with their requirements and
will adequately satisfy their respective needs. Said water plan and
certification will be drafted on a transparency suitable for reproduction.
S28 The purveyor will also certify prior to the filing of the final plat on a
copy of said water plan that appropriate contractual arrange,.--' e.nts have
been made with the plat sponsor for construction of the water system, in
accordance with the approved plan, and in accordance with a time
schedule. The time schedule will provfde, in any case, for oompletion
of the water system and inspection by the appropriate health authocities
prior to application for building pennits within the plat. The contractual
arranqements will include a provision holding Spokane County and the
purveyor harmless from claims by any lot puchaser refused a building per-
mit due to the failure of the plat sponsor to satisfactorily complete the
approved water sys tem .

water systerri as approved by County and State Health authorities and
the local fire district and pwrveyor will be fnstalled wfthfn this plat,
and the subdivider will provide for individual domestic water service as
well as fire protection to each Iot prior to sale of each lot.
