A. Conditions
S1 That the plat be desfgned as indfcated on the preliminary plat of record
and/or attached sheets as noted.
12 ~ That a statement be placed in the dec;ication to the effect that no more
than one dwelli.ng structure be placed on any one lot, nor shall any lot
be further subdivided for the purposes of creating additional lots or
buildinq sites wfthout filing a replat.
S3 That the plat provide for riqht of way width for streets as indicated on the
preliminary plat of record.
~'S4 That approprlate provision be made that the following described property
be held fn trust until the continuation of the streets be dedicated or
deeded: A 1' strip at the ends or edges of all streets that terminate or
border the plat boundary. ('Temporary cul de sacs are required when
streets terminate at the plat boundaries.)

06 That approprlate utility easements be indicated on copies of the approved

S12 Construction within the proposed public streets and easements shall be
performed undec the direct supervision of a licensed land surveyor, who
shall be responsible for perpetuating all evidence of the location of
suvey monuments which may be distirbed durinq construcCion and who shall
furnish the County Engineer with "As Built" plans and a certificate in
writing that all improvements were installed to the lines and grades
shown on the approved construction plans and that aIl disturbed monuments
have been replaced.

a permit has been issued by rhe County Engineer. All work is su biect to
fnspection and approval by the County Engineer.
SI4 All construction within the Public Right of Way is to be completed prior
to filing the final plat or a bond in the amount estimated by the County
Engineer to cover the cost of construction of irr►provements, construction
certification, "As Built" plans, and monumentfng the street centerlines,
shall be ffled with the County Engineer.
S15 No direct acess from lots to Stub Road connections until such roads are
constructed to County Standar9ds and established as County Roads.
S16 No direct access from lots to 1/2 rfght of ways until such time as
additional right of ways are dedicated and roads are established as County
Roads.
S17 Road design, construction, and drainage control for 1/2 rights of ways
and Stub Road connections are the responsibility of the developer.
S18 That the sponsor shall prepare and submit to the County Engineer a
design proposal acceptable to the State Highway Department of the proposed
State Higrhway-County Road intersection. State Highway Department
approval of the proposed design nlust be received prior to the filing of
the final plat. Improvements to the State Highway are to be the -esponsi-
bility of the sponsor and may either be constructed or a bond to cover the
cost of such improverrients furnished to the Counly Engineer in the amount
as determined by the County Engfneer and the State'Highway Department.

to lots of the plat shall be paved andAMr curbed to the standards of the
County Engfneer.
S20 That the following statement be placed in the plat dedication:
WAR1VING: Spokane County has no responsibility to build, improve,
maintain, or otherwise service the private roads contained within or
providing service to the property described in this plat. By accepting
this plat or subsequently by allowing a building permit to be issued
on poperty on a pcivate road, Spokane County assumes no obliqation for
safd private road and the owners hereby acknowledge that the County has
no obligation of any kind or nature whatsoever to establish, examine,
survey, construct, alter, repair, improve, maintain, provide drainage or
snow removal on a private road. This requirement is and shall run
wf.th the land and shall be binding upon the owner, their heirs, successors
or assigns including the obligation to participate in the maintenance of
the private road as provided herein.
S21 That each lot be authorized for the use of individual on-site sewage
disposal systems.
S22 The dedicatory language of the plat will state the sponsor will assume
no responsibility for provisfon of domestic water.
S23 That conditional approval be qiven subject to provisions in the plat for a
public sewer system. Approval of the design of said systems must be
given by County and State Health authorities and the County Utilities
Dapartment prior to filing of the final plat. A suitable guarantee will
be required to cover the cost of providfng said system in the amount as
determined by the Public Works Department.
S24 That a statement be placed in the dedication to the e#fect that a pu'olic
sewer system will be made available for the plat and individual service
will be provided to each lot prior to sale.
25 Prior to filing of the final plat, the sponsor shall present evidence that
the plat Iies within the recorded service area of the proposed water

S26 That an on-site sewage management system be created and approved by the
Spokane County Health Dis trict prior to filing of the Final Plat.
7 That a plan for water facilities adquate for fire protection be approved
by the water supplfer and fire protection dfstrict. Safd water plan must

health authorities, water supplier (purveyor) , and fire protection district
will certify, prior to the filing of the final plat, on the face of said
water plan that the plan is in conformance with their requirements and
will adequately satisfy their respective needs. Said water plan and
certification will be drafted on a transparency suitable for reproduction.
~ S The purveyor will also certify prior to the filing of the final plat on a
copy of said water plan tha t appropriate contractual arrange-aAnts have
been made with the plat sponsor for construction of the watsr system, in
accordance with the approved plan, and in accordance with a time
schedule. The time schedule will provfde, in any case, for oompletion
of the water system and inspection by the appropriate health authorities
prior to application for building permits wfthin the plat. The contractual
arrangements will include a provision holding Spokane County and the
purveyor harmless from claims by any lot puchaser refused a building per-
mit due to the faflure of the plat sponsor to satisfactorily complete the
approved water system.

groundwater.
c. The Consolidated Irrigation District has indicated that they ate
able to provide waterto the•plat and satisfactory arrangements-,
have been made £or service as of June '19, 1978.
d. The-plat sponsor has proposed two lots on .55 acres.
