NOTE: Those checked are applicable
A. Conditfons
S1 That the plat be designed as indicated on the preliminary plat of record
and/or attached sheets as noted.
~ That a statement be placed in the dedication to the effect that no mdre
than one dwelling structure be placed on any one lot, nor shall any lot
be further subdivided for the purposes of creatinq additional lots or
building sites without filing a replat.
S3 That the plat provide for clght of way width for streets as indicated on the
pceliminary plat of record.
C4 That approprlate provision be made that the following desctibed property
~ be held in trust until the continuation of the streets be dedicated or
deeded: A 1' strip at the ends or edges of all streets that terminate or
border the plat boundary. ('Temporary cul de sacs are required when
streets terminate at the plat boundaries.)
6L5 That appropriate street names be indicated.
<L6~ That appropriate utility easements be indicated on copies of the appcoved
preliminary plat for distribution on the Planning Depertment and the utility
companies. Written approval of the easements by the utility company

S8 That an avigation easement satisfactory to the Spokane Airport Board be
provided for the benefit of Fairchild Air Force Base and Spokane Inter-

the County Engineer.
S10 That plans, pcofiles, and cross sections showing proposed street centec-
line and curb grades be submitted to the Caunty Engineer for approval
prlor to construction and the filing of a final plat.
S11 That drainage plans and design calcuiations showing the grades and
alignment of drainage facilities be submitted to the County Engineer for
approval prior to construction and the filing of a final plat.
S12 Construction within the proposed public streets and easements shall be
perfornned under the direct supervision of a licensed land surveyor, who
shall be responsible for perpetuating all evidence of the location of
suvey monuments which rnay be disL.ir bed during construction and who shall
furnish the County Engineer with "As Built" plans and a certificate !n
writing that all improvements were installed to the lines and grades
shown on the approved construction plans and that all disturbed monuments
have been replaced.
QL3) No construction work is to be performed with the Public Riqht of Way until
a permit has been issued by the CounCy Engineer. All work is su bject to

S14 All construction within the Public Right of Way is to be completed prior
to filing the final plat or a bond In the amount estimated by the County

Engineer to cover the cost of construction of improvements, constcuction
cectification, "As Built" plans, and monumenting the street centerlines,
shall be filed with the County Engineer.
S15 No direct acess from lots to Stub Road connections until such roads are
constructed to County Standards and established as County Roads.
S16 No direct access froin lots to 1/2 right of ways until such time as
additional right of ways are dedicated and roads are established as County
Road s .
S17 Road design, construction, and drainage control for 1/2 riqhts of ways
and Stub Road connections are the responsibilfty of the developer.
S18 That the sponsor shall prepare and submit to the County Engineer a
cir=siqn proposal acceptable to the State Highway Department of the proposed
State Higrhway-County Road intersection. State Highway Department
approval of the proposed desiqn must be received prfor to the filing of
the final plat. Improvements to the State Highway are to be the -esponsi-
bility of the sponsor and may either be constcucted or a bond to cover the
cost of such improvements furnished to the County Engineer in the amount
as detecmined by the County Engineer and the State Highway Departmznt.

, Existing county roads providing direct access
to lots of the plat shall be paved and;ft curbed to the standards of the
County Engineer.
S20 That the following statemenr be placed in the plat dedication:
WARNING: Spokane County has no cesponsibility to build, improve,
maintain, or otherwise service the prlvate roads contained within or
providing service to the property described in this plat. By accepting
this plat or subsequently by allowing a building pecmit to be issued
on pr+Qerty on a pcivate road, Spokane County assumes no obligation for
said private road and the owners hereby acknowledge that the County has
no obligation of any kind or nature whatsoever to establish, examine,
survey, construct, alter, repair, improve, maintain, provide dr-31nage or '
snow removal on a pcivate road. This requirement is and shall run
wf th the land and shall be binding upon the owner, their heirs, successors
or assigns including the obligation to participate in the maintenance of
the private road as provided herein.
S21 That each lot be authorized for the use of individual on-site sewage
disposal systems.
S22 The dedicatory language of the plat wfll state the sponsor will assuine
no responsibility for provision of domestic water.
S23 That conditional approval be given subject to provisions in the plat for a
public sewer system. Agproval of the design of said systems must be
given by County and State Health authorities and the County Utilities
D.apartment prior to filinq of the final plat. A suitable guarantee will
be required ro cover the cost of providing said system in the acnount as
detecmined by the Public Worics Department.
S24 That a statement be placed in the dedication to the effect that a public
sewer system will be made available for the plat and individual service
will be provided to each lot prior to sale.
525 Prior to filing of the final plat, the sponsor shall present evidence Chat
the plat lies within the recorded service area of the proposed water
district.

S27 That a plan for water facilities adquate for fire Protection be approved
by the water supplier and fire protection district. Said water plan must
also have been approved by the appropriate health authorities. The
health authorities, water supplier (purveyor) , and fire protection district
will certify, prior to the filinq of the final plat, on the face of said
water plan that the plan is in conformance with their requirements and
will adequately satisfy their respeckive needs. Said water plan and
certification will be drafted on a transparency suitable for teproductfon,

a. Field survey done by Gene Shar,p August 2, 1978 showed a relatively
flat ar_ea caith a slight rise in elevation on t,he "North side of
the plat. This should not pose aay problems with the on-site
sewage dfsposal system. No existing wel].s were located on or
adjacent to the property.
b. Soils are CgA Garrison grndel and are lisfed as having slight limitation
for sewage disposal w3th possible contamination oF groundwa[er.
c. The Modern Llectric Company has indicated that they are able to provide
water'to this plat as soon as satisfactory arrangements are m3de with
the developer.
d. The plzt sponsor has proposed 2 lots on 1.2 acres.
2. Recommend that:
a. An on-site sewage management gystem 'be Yequired if the number of .
di~elling units authorized in the plat exceeds 4.
b. The dedicatory language of the plat will state that each lot is
authQri2ed the use of an individual on-site seviage d isposal system.
c. A plan for water facilities adequate for domestic u5e, domestic 3.rr-
igat{on use and fire protection use shall be approved by the water
supplier. Said wateT plan must have been apprAVed by, the fire
protectioa district and the appropriate health authotities. The
health authorities, water- supplier (purveyor), and fire protection
district will certify, prior- to the filing of the final plat, on
