A. Conditions
~ That the plat be designed as indicated on the preliminary plat of record
and/or attached sheets as noted.
~ That a statement be placed in the dee-ication to the effect that no more
than one dwelling structure be placed on any one lot, nor shall any lot
be further subdivided for the purposes of creating additional lots or
building sites without filing a replat.

performed under the direct supecvision of a licensed land surveyor, who
shall be responsibie for perpetuating all evidence of the location of

furnish the County Engineer with "As Built" plans and a certificate in

shown on the approved construction plans and that all disturbed monuments
have been replaced.

S24 That a statement be p2aced in the dedicativn to the effect that a publi.c

will be prov#ded to eaeh lat prior to sale.
S25 Prior to filing of the final plat, the sponsor shall present evidence that
the plat lies within the rec4rded service area of the proposed water
district.
S26 That an on-site sewage management system be created and apgraved by the
Spokane Gnunty Health Dis trict grivr to filing of the Final P].at.

S27 That a plan for water facilities adquate for fire protection be approved
by the water supplfer and fire protection district. Said water plan must
also have been approved by the appropriate health authorities. The
health authorities, water supplier (putveyor) , and fire protection district
will certify, prior to the filing of the final plat, on the face of said
water plan that the plan is in conformance with their requirements and
will adequately satisfy their respective needs. Said water plan and
certification will be drafted on a transparency suitable for reproduction.
S28 The purveyoc will also cectify prior to the filing of the final plat on a
copy of said water plan tha t appropriate contractual arrangei::ents have
been made with the plat sponsor for construction of the water system, in
accordance with the approved plan, and in accordance with a time
schedule. The time schedule will provide, in any case, for aompletion
of the water systenl and inspection by the appropriate health authorfties
prior to application for building permits within the plat. The contractual
arrangements will include a provision holding Spokane County and the
purveyor harmless from claims by any lot puchaser refused a building per-
mft due to the failure of the plat sponsor to satisfactorily complete the
approved water system.
CS 2 9 The plat dedication will contain a statement to the effect that the public
water system as approved by County and State Health authorities and
the local fire d#stcict and purveyor will be installed within this plat,
and the subdivider will provide for individual domestic water service as
well as fire protection to each lot prior to sale of each lot.
S30 That the provisions of SEPA's NOTICE OF ACTION pusuant to 43.21C 080
RCW and the Board of County Commissioners; Resolution No. 77-1392 be
accomplished by the project applicant within thirty (30) days of formal
action by the Short Plat Adminsitrator or before the filing of the final
plat; as instructed by the Planning Department.

Having reviewed the records and files in this matter, the Spokane County
Short Plat Administrator makes the followinq:

That appropriatz provisions have been made for sewage disposal, water
supply, storm water control, circulation, fire protection, and other necessary public
facilities and utili;ies.

That the uses and densi:y proposed by the plai sponsor appear to be com-
patible with existing development in the immediate area as well as being compatible
with the Spokane County Comprehensive Plan.

That no significant adverse environmental impact will likely result from the
approval of this propr sal.

a. Relatively flat frontage with high rise to nor-th beginning approximately

sewage disposal systems with possible contamination of groundwater.
c. Trentwood 'Irrigation District has indicatea on Part II, Short Plat
' Application dated August 9, 1978, that they are willing and able to
fuinieh water,to this plat__ as soon as satisfactory arrangements have been
made with the developer.
d: Field Survey of the area--by Gene Sharp,. August 15, 1978, did'-not reveal
any wells'located on or adjacent to the subject plat. A low depression
running-east to west through the property appears to be a,possible, •
water run-off course. This will have to bedealt with during construction.
The drainfield will have to be placed at t-he front of th6ee lots or
on the,high side to the rear via pump-system.
3. Reconmend that :
a. The f inal plat shall be designed as indicated on the preliminary plat of
record and/or attached sheets as noted.
b. The dedicatory language of -the plat wi-11-state that each lot is author-
