Dear Mr. Koziol,
This letter is being sent as a follow up to our conversation regarding the zoning of your property
located 1723 N. Locust Rd.
Currently the zoning of the property is Community Commercial (C).
Pursuant to chapter19.20.060(A)(5) of the Spokane Valley Municipal Code (SVMC); existing
legally established single-family residential uses located in any nonresidential zoning district
shall not be deemed nonconforming and shall be permitted as a legal use.
A search of the City's file for this address indicates that a building permit for a residence was
issued in 1959, making this a legally established dwelling and as such, a legal use.
