The Lyle Hxll Subdivaaion is lveated within the Northeast
quarEer of the Northeast quarter (NEII4NE1I4) vf Sectian 3,
Tpwnship 25 Nvrth, Range 44, E.W:M., 5pokane CvuntY,
Washington, and is bound an the nvrth by Hervy Auenue, east
by Evergreen RQad and on the southwest by Lvngfellaw Avenue.
The parcel encompasses apprvximately twv atres ❑f
undevelvped residential area and is located an gently
sloping graund. The sste is lvcated within the aquxfer
sensitive area, but no asphalt pavement installation i5
anticipated at this time. There are exzsting residences
directly west and east of the parcel snd basic utilities are
available to the szte.
The 50ils ❑f the watershed are cvmprised af the Garrisvn
5eries, Garrzson gravely lvam 0-5/ siope (see atEached soil
survey infQrmation). The Svil Conservation 5ervice has
classified this svi1`s hydrvlvgic soils grnup fHSG3 as "B".
The annual preripitatinn in this area is 1B t❑ 20 inches.
The watershed is cvvered by a aariety of dryland grasses and
lvvks to be in an undisturbed goQd range conditian.
Drainage is prvvided to the north boundary of the pareel by
Hervy Avenue thrvugh an existing drainage system which as
comprised ❑f gutters and catch basins interconnected to
drywells. There is one very slight swaIe which drains the
pareel frmm narth to the sauth apprvximately mid way on the
south boundary of Parce1 C (see tMe attached DRATNAGE PLAN},
The attached calculatians indieate that due tv the flatness
❑f the drainage area, an excessaue time ❑f concentratzvn
(131 minutes) would limit any signi#icant runoff frvm a24
hour, 10 year storm. Uszng Fzgure 2 fram the Spokane County
Guidelines For 5tormwater Manaaement, the rainfall intensaty
would be extrapvlated out t❑ 0.2 inches per hvur which wauld
cdmpute to 0,10 cfs totaI runvff.
