The plattors hereby dedicate to the public for the use of the public
forever the roads and street shawn hereon.
No more than one single fam ily detached dwelling structure shall be
placed on any one lot, nor shall any lot be further subdivided for

A. The area covered by these reservations, conditions and covenants is
the entire area described as follows: North 1/2 of NE 1/4 of NW 1/4, Sectian

B. No noxious or offensive trade or activity shall be carried on upon any
lot, nor shall anything be done thereon which may be or may become an annoyance or auisance to the neighborhood.
C. No dwelling shall be erected, placed or permitted on any residential-
lot in said addition if the ground floor area of the main structure, exclusive
oi one-story open porches and garages, is less than eight hundred square feet
in case of a one-story structure, or less than eight hundred sqLare feet and a_

SHORT PLAT NO. SP-612-89 ) CONCLUSIONS AND
) DECISION
THIS MATTER, an application for subdivision of land, from Bert Haight, Spokane County
Property Manager has been received and decided upon, pursuant to Spokane County
Subd.ivision regulations, on the 2 3 "'0 day of s&axkasft'y.,.1990.
FINDINGS OF FACT AND CONCLUSIONS
1. The individual signing below has further been pmperly delegated the responsibility for
rendering the decision by the Spokane County Director of Planning.
2. The proposal is to divide approximately .75 acres into 3 lots for the development of
single family residences..
3. The proposal is locat,ed at the southwest corner of Woodward and 34th Avenue in the
NW 1/4 of Section 33,Township 25 N., Range 44 EWM.
4. The current zoaiog of the property is Single Fatnily Residential (R-1). The proposed lot
sizes, frontage and intended uses are allowed within this zone.
5. The Spokane County Comprehensive Plan designates this area as Urban. The
development and uses proposed are generally in accord with this designation.
6. The required public notice was provided for this proposal and agencies having a potential
interest in the project were aorified and recoaunendations solicited.
7. No property owners in the area commented on the proposal.
8. The proposed subd.ivision is a replat of Lot 10, Block 4, of Aloha Additon and is owned
by Spokane Couaty. The subject nroperty was previously used as a sewage treatment
plant and drainfield for the Aloha Addidon. The Aloha Sewer System has subsequendy
connected to the Valley Sewer System and Spokane County has abandoned the Aloha
trwmnent plant and drainfield.
9. The subject property is located within a drainage basin which has been identified by the
Spokane County Engineer's Office as having stormwater runoff problems. As such, the
property owners should participate in the planning and implementaaon of a future
basinwide stormwater management system.
10. Recognizing the recommended conditions and Spokane County development standards,
the proposed subdivision makes appropriate provisions for the public bealth, safety and
general welfare and that the public use and interest will be served by platting the
subdivision.
11. The project is exempt from environmental review under the State Environmental Policy
Act pursuant to WAC 197-11-800 (6) (a).
DECISION
Based upon the above noted F'uidings of Fact and Conclusions, Short Plat Application
SP-612-89 is hereby APPROVE U until February 1, 1953, subjec: to conditior.s noted
below. Most of the conditions of approval sball be accomplished by the applicant andlor
spoasor prior to finalization of the short subdivision.
These Conditions of Approvat spply to appticant(s), owner(s) of the
property, heirs, assigns or any successors-in•interest to property.
PLANNING DEPARTMENT CONDITIONS
1. The preliminary plat of record approval is for the property legally described in the
application for this proposal.
2. The final plat shall be designed substantially in conformance with the preliminary plat
of r+ecord as legally described and advertised. No increase of density or lot number
shall occur without a new applicadon submittal and approval.

3. The Spokane County Planning Director/designee shaU review any proposed final plat to
ensure compliance with these Findings and Cond.itions of Approval.
4. The preliminary plat is given conditional approval for three (3) yeals, specifically to
February l, 1993.The applicant may request an extension of time by submitting a
written request approximately forty-five (45) days prior to the above expiration date.
5. Appropriate utility easements shall be indicated on copies of the proposed final plat.
Wriuen approval of utility easements by appropriate uality companies must be received
with the submittal of the final plat.
6. Three (3) cua+ent ceatificates of tide shall be furnished the County Planning Department
prior to filing the final plaL
The following staternent shall be placed in the final plat dedication: 'No more than one
(1) dwelling structure shall be plnced on any lot, nor shall any lot be fiuther subd.ivided
for the purpose of creating additional lots, ownerships or building sites without first
filing and receiving approval of a replat,"
8. The 5na1 plat map shall indicate by a clear dashed line the required yand setbacks from
all private, "Tract X" or public roads. The dedication shall contain the following
statement that: "Side yand and rear yard setbacks shall be determined at the time
building pernits are requested. The setbacks indicated on this plat may be veried from
if proper zoniag approvals are obta,ined."
9. A survey is required prior to the filing of a final plat
COUNTY ENGINEER'S DEPARTMENT CONDITIONS
1. The conditional approval of the plat is given by the County Engineer subject Lo
dedication of right-of-way and approval of the road system as indicated in the
preliminary plat of record.
2. Drainage plans and design calculadons showing the alignment of draiazage facilities
shall be submitted to the County Engineer for approval prior to construcdon and/or the
51ing of the final plat. Drainage plans to be prepared under the direction of a licensed
Professional Civil Engineer.
3. The applicant should be advised that individual driveway access pernuts are required
prior to issuance of a building pernut for driveway approaches to the County road
system.
4. The word "applicant" shall include the owaer or owners of the property, his heirs,
assigns and successors.
5. The proposed plat shall be improved to the standards set forth in Spokane County
Board of Commissioners Resolution No. 80-1592, as unended, which establishes
regulations for roads, approaches, drainage and fees in new construcdon.
6. This plat or development proposal is Iocated within a drainage basin which has been
identified by the Spokane Counry Engineer's office as having stomawater runoff
problems. Since this plat or development proposal is affected by or is a contributar co
stormwater flows, property owners should pamcipate ia the planning and
irnplementadon of a future basinwide stormwater management system. The following
statement shall be placed in the plat dedication: "That the owner(s) or suG^essrn'(s) in
interest agree to join in any County-approved stormwater management program and to
pay such rates and charges as may be fixed through public heanrigs for service or
benefit obtained by the planning, design, constructing, maintaining or operation of
stormwater control facilities."
COUNTY HEALTH DISTRICT CONDITIONS
1. Appropriate utility easements shall be indicated on copies of the preliminary plat of
record for distdbudon by the Planning Deparoment to the utiliry companies, Spokane
County Enginee,r and the Spokane County Health DistricL Written approval of the

plat.
