1. Occupants in basements shall have access to not less than two
separate exits from the basement. The exits shall be placed a
distance apart equal to not less than one-half of the length of the
maximum overall diagonal dimension of the area to be served measured
in a straight line between exits. (UBC Section 3303(a)). (Basement
area)
2. Exit doors shall be openable from the inside without the use of
a key or any special knowledge or effort. (Section 3304(c))
3. Every required exit doorway shall be of a size to permit the
installation of a door not less than 3 feet in width and not less
than 6 feet 8 inches in height. (UBC Section 3304(e))
4. Landings shall have a Width not less than the width of the
stairway or the width of the door, whichever is greater. Doors in
the fully opened position shall not reduce a required dimension by
more than 7 inches when a landing serves an occupant load of 50 or
more, doors in any position shall not reduce the landing dimension
to less than one half its required width. Landings shall have a
length measured in the direction of travel of not less than 44
inches. (UBC Section 3304(i)). (For example: Basement exit and
stairs)
5. Handrails may project into the required width a distance of
3-1/2 inches from each side of a stairway. Stringers and other
projections such as trim and similar decorative features may project
into the required width 1-1/2 inches on each side. (UBC Section
3306(b))
6. Every landing shall have a dimension measured in the direction
of travel equal to the width of the stairway. Such dimension need
not exceed 44 inches when the stair has a straight run. (UBC
Section 3306(g))
7. Handrails shall be places not less than 30 inches nor more than
34 inches above the nosing treads. (UBC Section 3306(j))
8. The handgrip portion of handrails shall be not less than 1-1/4
inches nor more than 2 inches in cross-sectional dimension or the
shape shall provide equivalent gripping surface. The handgrip
portion of handrails shall have a smooth surface with no sharp
corners. Handrails projecting from a wall shall have a space of not
less then 1-1/2 inches between the wall and the handrail. (UBC
Section 3306(j))

9. Every stairway shall have a headroom clearance of not less than
6 feet 6 inches. (UBC Section 3306(p)
10. All escape or rescue windows from sleeping rooms shall have a
minimum net clear opening of 5.7 square feet. The minimum net clear
opening height dimension shall be 24 inches. The minimum net clear
opening width dimension shall be 20 inches. Where windows are
provided as a means of escape or rescue they shall have a finished
sill height not more than 44 inches above the floor. (UBC Section
1204). (All sleeping areas)
11. Every dwelling unit and every guest room in a hotel, apartment
or lodging house used for sleeping purposes shall be provided with
smoke detectors conforming to UBC Standard 4306. (UBC Section
1210). (Main floor and basement)
12. Usable space under the first story shall be enclosed and such
enclosure when constructed of metal or wood shall be protected on
the side of the usable space as required for one-hour fire -resistive
construction. Doors shall be self-closing, of non-combustible
construction or solid wood core, not less than 1-3/4 inches in
thickness. (UBC Section 1703). (5/8 inch Type "X")
13. All unenclosed floor and roof openings, open and glazed sides
of landings and ramps, balconies or porches which are more than 30
inches above grade or floor below, and roofs used for other than
service of the building shall be protected by a guardrail.
Guardrails shall be not less than 42 inches in height. Open
guardrail and stair railings shall have intermediate rails or an
ornamental pattern such •that a sphere 6 inches in diameter cannot
pass through. (UBC Section 1711). (For example: Stair opening)
14. All insulation materials including facing, such as vapor
barrier or breather papers installed within floor -ceiling
assemblies, roof -ceiling assemblies, walls, crawl spaces or attics
shall have a flame -spread rating not to exceed 25 and a smoke
density not to exceed 450 when tested in accordance with UBC
Standard No. 42-1. (UBC Section 1713)
15. Wood which comes in contact with concrete shall be pressure
treated or wood of natural resistance to decay, as per UBC Section
2516(c)3.
16. Firestopping shall be provided in the following locations:
A) In concealed spaces of stud walls and partitions,
including furred spaces, at the ceiling and floor levels
and at 10 foot intervals along the length of the wall.
B). At all interconnections between concealed vertical and
horizontal spaces as occur at soffits, drop ceilings and
cove ceilings.
C) In concealed spaces between stair stringers at the top and
bottom of the run and between studs along and in line with
the run of stairs if the walls under the stairs are
unfinished.
D) In openings around vents, pipes, ducts, chimneys,
fireplaces and similar openings which afford a passage for
fire at ceiling and floor levels, with non-combustible
materials. (UBC Section 2516 (f) )
17. Safety glass shall be installed when glass is eighteen inches
or less from floor or walking surface and in locations near doors.
(UBC Section 5406)
18. Truss diagrams from the truss manufacturer shall be submitted
for review. (Prior to installation)
19. Trusses shall be braced according to the architects
recommendations and the manufacturers specifications.
20. Roof trusses shall be supported laterally at points of bearing
by solid blocking to prevent rotation and lateral displacement.
21. The interior non-bearing stud walls should be shown to allow
roof truss deflection without loading the wall, such as use of
Simpson STC Clip or equivalent.
22 . Wood nailing shall be according to UBC Table 25-Q.
23 . Drywall nailing shall be according to UBC Table 47-G.
24. In single layer plywood subfloor construction, the 3/4 inch
plywood edges shall have approved tongue-and-groove joints or shall
be supported with blocking unless 1/4 inch minimum thickness under-
layment or other methods listed in UBC Table 25-S-1 are used.
25. Foundation plates or sills shall be bolted to the foundation or
foundation wall with not less than 1/2 inch nominal diameter steel
bolts embedded at least 7 inches into the concrete or reinforced
masonry or 15 inches non-reinforced grouted masonry and spaced not
more than 6 feet apart. There shall be a minimum of two bolts per
piece with one bolt located within 12 inches of each end of each
piece. (UBC Section 2907 (f) )
26. Natural light shall be provided by exterior glazed openings
with not less than one tenth of the floor area of the room and
natural ventilation be provided by openable exterior openings with
an area of not less than one twentieth of the floor area of such
rooms. (UBC Section 1205(a))
27. Footing dimensions shall be 6"x12" with a 6 inch dimension wall
for an one story building in normal soil bearing conditions. (UBC
Chapter 29)
28. Relief valves for water heaters located inside a building shall
be provided with a drain, not smaller than the relief valve outlet,
of galvanized steel or hard drawn copper piping and fittings and
shall extend from the valve to the outside of the building with the
end of the pipe not more than 2 feet nor less than 6 inches above
the ground and pointing downward. Such drain may terminate at other
approved locations. No part of such drain pipe shall be trapped and
the terminal end of the drain pipe shall not be threaded. (UPC
Section 1007). (Labeled ASHRAE 90A-80)
29. The horizontal distance from the trap arm to the vent shall be
according to the requirements of UPC Table 7-1.
30. Each horizontal drainage pipe shall be provided with a cleanout
at its upper terminal and each run of piping, which is more than 100
feet in total developed length, shall be provided with a cleanout
for each 100 feet of fraction thereof, in length of such piping. An
additional cleanout shall be provided in a horizontal line for each
aggregate change of direction exceeding 135 degrees. (UPC Section
406)
31. The maximum flame -spread classification of finish materials
used on interior walls and ceilings shall not exceed that set forth
in UBC Table No. 42-B. (UBC Section 4204(a))
