Drainage Language for Short Plat 1250
Please include the following drainage language on the plat dedication sheet:
The property owners within thls plat shall be held responsible for keeping open and maintaining
the surface path of natural or man-made drainage flow over and across their respedive
properties. If the property owner(s) fails to maintain the surface path of natural or man-made
dralnage flow, or the drainage swale, a notice of such failure may be given to the property
owner(s). If not corrected within the period indicated on said notice, Spokane County has the
right to correct the mairrtenance failure, or have it corrected, at the expense of the property
owner.
There may exist properties, located uphill and adjacent to this subdivision, which periodically
discharge storrnwater runoff onto individual lots within this plat. Runoff from nearby uphill properties
should be expected, and during snowmeft pedods or wet seasons the lots may be sub)eded to
higher amounts of stormwater runoff that what is normally observed or anticipated. Because
stormwater runoff from adjacent properties have discharged ontv this plat prior to development,
stormwater nunoff will likely continue to do so after development. It is the responsibility of the
individual lot owners to maintain existing surface paths of nmoff through their respective Iots and to
grade the lots in accorclance with applicable rules and regulations, so as to prevent property
damage.
Any building that is constructed on a lot in this plat shall be set at such an elevation so as to
provide positive drainage away from any drainage entry point to the building (including but not
limited to a window well, a window unprotected by a window well, or a doorway). Said positive
drainage shall consist of a minimum slope of 3% away from the bullding for a distance of at least
10 feet from the building. The lots shall be graded so that either a) all runoff is routed away from
ihe building, and conveyed over the lot to a natural drainage swale or approved drainage facility,
or b) drainage intercepted on the lot is disposed of on the Iot in an approved drainage facility.
The approved drainage facility shall be constructed in accordance with any applicable accepted
plans on file at the County Engineer's Office. Any revisions to the accepted drainage plans must
be accepted by the County Engineer's Office prior to construction of said revislons.
Spokane County does not accept the responsibility of maintaining the drainage course on private
Iots or floodplain areas within private lots, nor the responsibility for any damage wha#soever,
including, but not Ijmited to, inverse condemnation to any properties due to deficaerrt construdion
and/or maintenance of drainage courses in drainage easements on private property.

The owner(s) or successor(s) in interest agree to join in any County-approved stormwater
management program and to pay such rates and charges as may be fixed through public
hearings for service or benefit obtained by ihe planning, design, constructing, maintaining or
operatron of stoRnwater control facilities.
This shart piat is located within the Aquifer Sensitive Area (ASA). Treatment of stoRn runoff from
driveways shall be provided. The preferted method of ueatment is to have the runoff from
driveways sheet flow over lavm turf or native-type grasses. If a ditch is to be used to coilect
runoff from driveways, then the ditch is to be grass-lined.

IN THE MATTER OF SHORT ) FINDINGS OF FACT,
PLAT NO. SP-1250-00 ) CONCLUSIONS AND
APPLICANT: JAMES D. HOUSE ) DECISION
THIS MATTER, an application for short subdivision of land from James D. House has been
received and was decided upon, pursuant to Spokane County Subdivlsion regulations, on the
2V' day of August 2000.
FINDINGS OF FACT AND CONCLUSIONS
1. The individual signing below has further been properly delegated the responsibility for
rendering the decision by the Director of Spokane County Division of Planning.
2. The proposal is to divide approximately 1.25 acres into three (3) tracts for those uses
permitted in the Urban Residential-3.5 (UR-3.5) zone.
3. The proposal is generally Iocated north of and adjaoent to 8`" Avenue approximately 350
feet east of Evergneen Road in the NW'/. of Secton 23, Township 25 North, Range 44
E.W.M., and more commonly known as 14007 East St' Avenue, Spokane County,
Washington. Parcel No. 45232.9039.
4. The existing zoning of the property is Urban Residential-3.5 (UR-3.5) which was
established in 1991. Pursuant to the Revised Code of Washington (RCV1n 58.17.195,
this proposal conforms to the requirements of the existing Urban Residenfial-3.5 (UR-
3.5) zone.
5. The Spokane County Cornprehensive Plan designates this area as Urban. The
development and uses, as proposed and conditioned, are in compliance with the Urban
category.
6. Surrounding uses ane primarily single-family cesidential on the south, east and west and
curnently zoned Urban Residenfial-3.5 (UR-3.5). The properties immediately north and
northeast of the proposal are vacant, but elso zoned Urban residential-3.5 (UR 3.5).
7. The Spokane County Arteriai Road Plan identifles 81' Avenue as a minor arterial with a
future right-of-way width of 80 feet. The existing right-of-way width of 40 ieet is not
consistent with that specified in The Plan. In order to implement the Arterial Road Plan
it is necommended that in addition to the required 7 foot right-of-way dedicaflon, a strip
of property 13 feet in width along the 8t' Avenue frontage be set aside in reserve.
Therefone, as condrtioned (such as improvements, dedication, sidewalks and aoquisition
areas) the proposal conforms to the Road Plan.
8. The proposed site is tocated wkhin the Public Transportation Beneflt Area (PTBA).
9. The proposed short plat will be served by the Vera Water & Power. Wastewater
disposal w'ill be as authorized by the Director of Spokane County Dryision of Utilites.
10. The required public notice was provided for this proposal and agencies having a
potenfial interest in the project were notified and recommendations solicited.
11. No written comments were received from any adjoining property owners.

12. Recognizing the recommended conditions and Spokane County development
standards, the proposed short plat makes appropriate provisions for the public heafth,
safety and general weffare and that the pubiic use and interest will be served by piatting
the subdivision.
The subdivision proposal is generally consistent with RCW 58.17 and the County
subdivision regulations, promoting the pubiic health, safety and general welfara in
accordance with standards established by the State and Spokane County. The County
Division of Planning has considered the provision of adequate public facildies as cited in
RCW 58.17.110 (2). More specifically:
a* open spaces f. sanitary waste disposal
b. drainage ways g parks and recreetion facilities
c. public and/or private right-of-ways h. playgrounds
d. transft i. schools and school grounds
e. potable water J. sidewalks
13. The project is exempt nom environmental review under the State Environmental Policy
Act pursuant to WAC 197-11-800 (6) (a).
DECISION
Based upon the above noted Findings of Fact and Conclusions, Short Plat Application SP-
1250-00 is hereby APPROVED for five (5) ~ears, specifically to August 25~', 2005 and subject
to conditions noted below. This deasion sfinal unless appealed in wrifing consistent wfth
adopted appeal procedures.
CONDITIONS OF APPROVAL
All the below conditions imposed shall be binding on the "Applicant,° which term shall include
the owner or owners of the property, heirs, assigns and successors.
SPOKANE COUNTY DIVISION OF PLANNING
1. The proposal shall compty with the Urban Residential-3.5 (UR-3.5) zone and other
appticable Zonmg Code chapters, as amended.
2. The final short plat shall be designed substantially in conformance with the preliminary
plat of record. No increase of density or number of trec°ts shall occur vvithout a change
of condftion or subdivision apptication submittal and approval.
3. The pr+eliminary short plat is given cond~tional approval for five (5) years, specifcally to
August 25a', 2005. The applicant may submit an extension of time application at least
thirty (30) days prior to the above expiration date, but no later than July 2r, 2005.
Appitcation(s) for extension of time shall be processed under the provisions of Chapter
12.100.118 (Extension of Time) of the Spokane County Subdfvlsion Ordinanae, as
amended.
4. Prior to filing the final short plat, the applicant shall submit to the County Division of
Planning DirectoNdesigme for review any proposed flnal short plats to ensure
complianc;e with these Findings and Conditions of Approval.
5. A survey is required of the subject property prior to flling the final short plat.
6. Appropriate road names and street addresses shall be indicated on the frnal short plat
• map.
7. Appropriate utility easements shall be indicated on the flnal short plat map. Approval of
utility easements by utility cornpanies must be received prior to flling the final short plat.

• ~ 8. The dedication shall contain the foilowinA statement:
"Setbacks shall be determined at Qhe time buildinInal permits are requested uniess
these setbacks are apecfficalty draf~ed on this short piat. The setbacks
indicated on this subdivi8ion may be varied from if proper zoning or variance
approvals are obtained."
9. Four (4) current Certificates of Title shall be fumished to the County Division of
Planning prior to filing the flnal short plat.
10. The Spokane County Division of Building and Planning shall prepare and record with the
County Auditor a"Titie Notice" specifying a future lend acquisition area for road right-of-
way and utilities. The reserved future acluilding ulsition area Title Notice shall be released, in
fuil or in part, by the County Division of and Planning. The notice should be
recorded the same time as tFie final short plat and shall provide the followin9:
a. A strip of property 13 feet from the existing right-of-way is reserved for future
acquisition area for additlonal road right-of-way along 8 Avenue. Note: The
County Engineer required a dedicaaon of four (4) feet of additional right-of way
along EverBreen Road.
b. Future building and other setbacks required by the Spokane County Zoning
Code shall be measured from the reserved future acquisition area.
c. No required landscaping, parlcing, '208' areas, drainfleld or allowed signs should
be located within the future acquisftion area for road ri8ht-of-way and utilfties. If
any of the above improvements are made within this area, they shall be
relocated at the applicanrs expense when roadway improvements are made.
d. The future acquisition area, until acquired, shall be private property and may be
used as aIlowed in the zone, exoept that any improvements (such as
landscaping, parking, surface drainage, drainfield, signs or others) shall be
considered interim uses.
e. The property owner, shall be responsible for relocafing such "interim"
improvements at the bme Spokane County makes roadway improvements after
acquiring said future acquisition area.
SPOKANE COUNTY OIVISION OF ENGINEERING AND ROADS
1. Conditional approval of the plat by the County Engineer is given subject to dedication af
right-of-way and approval of the road system as mdicated in the preliminary plat of
necord.
2. Drainage language will be drafted by Spokane County and provided to the Sponsor's
Engineer or Surveyor for inclusion in the flnal plat document.
3. This proposed subdivision or development proposal is located within a drainagp basin
which has been identified by the Spokane County Engineer's and Utilities offices as
having stormwater runoff problems. Since this proposed subdivision or developmerrt
proposal is affected by or is a contributor to stornnwater flows, property owners should
participate in the planning and implementation of a future basinwide stonnwater
management system.
4. No construction work is to be perfonned vvithin the existing or proposed Public right-of-
way until plans have been accepted by the Courrty Engineer and a permit has been
issued by the County Engineer. All work is subject to inspection and approval by the
County Engineer.

5. All construction within the existing or proposed Public right-of-way is to be completed
prior to filing the final plat or a bond In the amount estimated by the Coun Engineer to
cover the cost of construction of improvements. Construction oertlfica ion, "Record
Drawings" and monumentadon of the street centerlines shall be flled with the County
Engineer.
6. Approach Permits are required for any access to the Spokane County road system.
7. Dedication of 7 feet of additional right-of-way along r Avenue.
8. The applicant shall grant appiicable border easements adjacent to Spokane County
Right of Way per Spokane County Standards.
9. To construct the road improvements stated herein, the applicant may, with the approval
of the County Engineer, join In and be a w111ing participant in any petition or resolution
which purposes is the formation of a Road Improvement District (RID) for said
improvements pursuant to RCW 36.88, as amended. At such time as an RID is created
or any Road Improvement Project Is sanctioned by Spokane County, the improvements
required (curb, sidewalk, drainage conlrol and paving to existing pavernent) will be at the
sole expense of the undersigned awner, their heirs, grantees and assigns. This
provision is applicable to 8~' Avenue.
10. As an altemative method of constructing the road improvement stated herein, the
applicant may, with the approval of the County Engineer, accomplish the road
improvements stated herein by joining and participabng In a County Road Project (CRP)
to the extent of the required road improvement. At such time as an RID Is created or
any Road Improvement Pro"ect is sanctioned by Spokane County, the improvements
requrred (curb, sidewalk, dra~nage control and paving to existing pavement) will be at the
sole expense of the undersigned owner, their heirs, grantees and assigns. This
provision fs appliceble to e Avenue.
11. The following statements shall be placed in the dedicatory language of the final plat:
`The owner(s) or successor(s) In interest agree to join in any County-approved
stoRnwater management program and to pay such rates and charges as may be
fuced through public hearings 1`or service or benefit obtained by.the planning, design,
construding, maintaining or operation of stomnwater control faalities.°
That In consideration of Mutual Beneflts now or to be hereafter derived, do for
themsetves, their heirs, grentees, assigns and successor(s) in irrterest hereby
nequest and authorize Spokane County to include the above described property in a
Road Improvement District (RID) and to sup ort the fornnation of a Road
Improvemerit District for improvement of the roads) described below by requesting
and authorWng Spokane Courny to ptace their name(s) on a peation for the
formabon of a Road Improvement District pursuant to RCW 36.88.050, or by
requesting and authorWng Spokene County to cast their ballot In favor of a RID
being formed under the resotution method pursuant to RCW 38.88.030, and/or by
not filing a protest against the formation of a RID being formed under the attemative
resolution method provided for in RCW 36.88.065 and Chapter 35.43 RCW.

If a RID is proposed for improvement of the road(s) described below, said owner(s)
and successor(s)further agree: (1) that the improvements or construction
contempiated within the proposed RID are feasible and (2) that the beneflts to be
derived from the formation of the RID by the property lncluded therein, together with
the amount of any County participation, exceeds the cost and expense of formation
of the RID, and (3) that the property within the proposed RID is sufficientiy
developed; provlded, themsetves, their heirs, grantees, assi ns and successor(s)
shall retain the right, as authorized under RCW 36.88.0~0, to object to any
assessment(s) on the property as a result of the imQrovements called for in
con unction wjth the formation of a RID by either the petrtion or resolution method
uner Chapter 36.88 RCW and to appeal to the Superior Court the decision of the
Board of County Commissioners conflrtning the final assessment roll; provided
further, it js recognized that actual assessments may vary from assessment estimate
so long as the do not exceed a figure equal to the incr+eased true and fair value
improverment(s~add(s) to the property.
It is further acknowledged and agreed that at such dme as a RID is created or any
County Road Improvernent project is authorized by Spokane County, the
improvements required shall be at the sole expense of the owner(s) of property
wlthin the RID or served by the improvements without any monetary participation by
Spokane County.
The RID waiver contained in this agreement shall expire after ten (10) years from the
date of execution below. This provision is applicable to e Avenue.
12. The County Engineer has designated a 3-Lane Minor Arterial Roadway Section for the
improvement of e Avenue which is adjacent to the proposed development. This will
require the addition of approxirnatety 12-14 feet of asQhalt along the frontage of the
development The c;onstruction of curbing and sidewalk o also required.
13. The proposed plet shall be improved to the standards set forth in Spokane County
BoaM of Commissioners Resolution No. 99-0265, as amended, which establishes
regulations for roads, approaches, drainage and fees in new construction.
14. The County Engineer has examined this development proposal and has detennined that
the impact of this proposai upon the existing County Road System warrants the
dedication of additional Right of Way and the roadway improvements herein specified.
15. The County Arterial Road plan identifies e Avenue as a 80 foot Minor Arterial. The
existing right of way width of 40 feet is not consistent wtth that specified in The Plan. In
or+der to implemerrt the Aiterial Road Plan it is recommended that in addition to the
required right of way dedicatfion, a strip of property 13 feet in width along the e Avenue
- frontage be set aside in reserve. This property ma be aoquired by Spokane County at
the time when Arterial Improvements are made to 8~ Avenue.
16. The appticant should be edvised that there may exist utilities efther underground or
overhead affecUng the applicants property, including property to be dedicated or set
aside future aoquisition. Spokane County will assume no financial obfigabon for
adjustments or relocation regarding these utilffles. The applicarrt should check with the
aFiFHfty licable util~ties and Spokane County Engineer to determine whether the applicant or
is responsible for adjustment or relocation costs and to make aITangements for
any necessary work.

SPOKANE COUNTY 01VISION OF UTILITIES
1. Pursuant to the Board of County Commissioners Resolution No. 80-0418, the use of on-
site sewer disposel systems may be authorized. This authorization is conditioned in
compliance with all rules and r+egulations of the Spokane County Health Dietrict and is
further conditioned and subject to specific application approval and issuance of
permits by the Health District.
2. The dedication shall state: To facilitate connection to the firture public sewer system,
each new buildlnA shall be double plumbed with a dry side sawer for connec#ion to
future areaanride wastewater collection systems. NOTE: Plans acceptable to the
Division of Utilifies may be required.
3. Any water service for this project shall be provided in accordance with the Coordinated
Water System Plan for Spakane County, as amended.
SPOKANE REGIONAL HEALTH DISTRICT
1. The final plat shall be deaigned as indicated on the preliminary plat of record and/or any
attached sheets as noted.
2. Appropriate utility easements shall be indicated on copies of ~e preliminary plat of
necord for dlstribution by the Planning Department to the utility companies, Spokane
County Engineer, and the Spokane Regionaf Health District. Written approvat of the
easements by the utility companies shall be received prior to the submittal of the final
plat.
3. Sewage disposal method shall be as authorized by the Director of Utilities, Spokane
County.
4. Water service shall be coordinated through the Oirector of Utilities, Spokane County.
5. Water service shell be by an existing public water supply when approved by the
Regional Engineer (Spokane), State Department of Heafth.
6. Prior to flling the flnal plat: the sponsor shall demonstrate to the satisfaction of the
Spokane Regional Health District that an adequate and potabte water supply is available
to each tract of the plat.
7. Prior to filing the final plat, the sponsor ahall present evidence that the plat lies within the
recorded service area of the water system proposed to serve the plat.
8. Prior to filing the final plat, the sponsor shall demonstrate to the satisfaction of the
v Spokane Regional Health District that suitable sites for an on-site sewage dispasal -
systems are available on tracts 6 and C.
9. Prior to filing the flnal plat, the sponsor shall demonstrate to the satisfaction of the
Spokane Regional Health District that the existing system serving the residence located
on tract A is wholly located within the boundaries of the tract.
10. Subject to specific application approval and issuancs of permits by the Health Officer,
the use of individual on-site sewage disposal systems may be authorized.
11. The dedicatory languege of the plat will state:
"Subject to specific appfication approval and issuance of permits by the Health
Officer, the use of individual on-site sewage disposal systems may be authorized."
12. The dedicatory language on the plat shall atate:
"Use of private wells and water systems is prohibited."

The Spokane County Engineering Department has reviewed the above referenced application. The
following "Conditions of Approval" are submitted to the Spokane County Planning Department for
inclusion in the "Findings of Fact, Conclusions and Order/Decision" should the request be approved.
1. Conditional approval of the plat by the County Engineer is given subject to dedication of right-of-
way and approval of the road system as indicated in the preliminary plat of record.
2. Drainage language will be drafted by Spokane County and provided to the Sponsor"s Engineer
or Surveyor for inclusion in the final plat document.
3. This proposed subdivision or development proposal is located within a drainage basin which has
been identified by the Spokane County Engineees and Utilities offices as having stormwater
n,inoff problems. Since this proposed subdivision or development proposal is affected by or is a
contributor to stormwater flows, property owners should participate in the planning and
implementation of a future basinwide stormwater management system.
4. No construction work is to be performed within the existing or proposed Public right-of-way until
plans have been accepted by the County Engineer and a permit has been issued by the County
Engineer. All work is subject to inspection and approval by the County Engineer.
5. All construction within the existing or proposed Public right-of-way is to be completed prior to
filing the final piat or a bond in the amount estimated by the County Engineer to cover the cost
of canstruction of improvements. Construction certification, "Record Drawings" and
monumentation of the street centerlines shall be filed with the County Engineer.
6. Approach Permits are required for any access to the Spokane County road system.
7. Dedication of 7 feet of additional right-of-way along 8`h Avenue.

8. The applicant shall grant applicable border easements adjacent to Spokane County Right of
Way per Spokane County Standards.
9. To construct the road improvements stated herein, the applicant may, with the approval of the
County Engineer, join in and be a willing participant in any petition or resolution which purposes
is the formation of a Road Improvement District (RID) for said improvements pursuant to RCW
36.88, as amended. At such time as an RID is created or any Road Improvement Project is
sanctioned by Spokane County, the improvements required (curb, sidewalk, drainage control
and paving to existing pavement) will be at the sole expense of the undersigned owner, their
heirs, grantees and assigns. This provision is applicable to 81 Avenue.
10. As an alternative method of constructing the road improvement stated herein, the applicant
may, with the approval of the County Engineer, accomplish the road improvements stated
herein by joining and participating in a County Road Project (CRP) to the extent of the required
road improvement. At such time as an RIQ is created or any Road Improvement Project is
sanctioned by Spokane County, the improvements required (curb, sidewalk, drainage control
and paving to existing pavement) will be at the sole expense of the undersigned owner, their
heirs, grantees and assigns. This provision is applicable to 811 Avenue.
11. The following statements shall be placed in the dedicatory fanguage of the final plat:
• "The owner(s) or successor(s) in interest agree to join in any County-approved stormwater
management program and to pay such rates and charges as may be fixed through public
hearings for service or benefit obtained by the planning, design, constructing, maintaining or
operation of stormwater control facilities."
• That in consideration of Mutual Benefits now or to be hereafter derived, do for themselves, their
heirs, grantees, assigns and successor(s) in interest hereby request and authorite Spokane
County to include the above described property in a Road Improvement District (RID) and to
support the formation of a Road Improvement District for improvement of the road(s) described
below by requesting and authorizing Spokane County to place their name(s) on a petition for the
formation of a Road Improvement District pursuant to RCW 36.88.050, or by requesting and
authorizing Spokane Couniy to cast their ballot in favor of a RID being formed under the
resolution method pursuant to RCW 36.88.030, and/or by not filing a protest against the
formation of a RID being formed under the altemative resolution method provided for in RCW
36.88.065 and Chapter 35.43 RCW.

If a RID is proposed for improvement of the road(s) described below, said owner(s) and
successor(s)further agree: (1) that the improvements or construction contemplated within the
proposed RID are feasible and (2) that the benefits to be derived from the formation of the RID
by the property included therein, together with the amount of any County participation, exceeds
the cost and expense of formation of the RID, and (3) that the property within the proposed RID
is sufficiently developed; provided, themselves, their heirs, grantees, assigns and successor(s)
shall retain the right, as authorized under RCW 36.88.090, to object to any assessment(s) on
the property as a result of the improvements called for in conjunction with the formation of a RID
by either the petition or resolution method under Chapter 36.88 RCW and to appeal to the
Superior Court the decision of the Board of County Commissioners confirming the final
assessment roll; provided further, it is recognized that actual assessments may vary from
assessment estimate so long as they do not exceed a figure equal to the increased true and fair
value improvement(s) add(s) to the property.
It is further acknowiedged and agreed that at such time as a RID is created or any County Road
Improvement project is authorized by Spokane County, the improvements required shall be at
the sole expense of the owner(s) of property within the RID or served by the improvements
without any monetary participation by Spokane County.
The RID waiver contained in this agreement shall expire after ten (10) years from the date of
execution below. This provision is applicable to 8~' Avenue.
12. The County Engineer has designated a 3-Lane Minor Arterial Roadway Section for the
improvement of 8`r' Avenue which is adjacent to the proposed development. This will require the
addition of approximately 12-14 feet of asphalt along the frontage of the development. The
construction of curbing and sidewalk is also required.
13. The proposed plat shall be improved to the standards set forth in Spokane County Board of
Commissioners Resolution No. 99-0265, as amended, which establishes regulations for roads,
approaches, drainage and fees in new construction.
14. The County Engineer has examined this development proposal and has determined that the
impact of this proposal upon the existing County Road System warrants the dedication of
additional Right of Way and the roadway improvements herein specified.
15. The County Arterial Road plan identifies 8' Avenue as a 80 foot Minor Arterial. The existing
right of way width of 40 feet is not consistent with that specified in The Plan. In order to
implement the Arterial Road Plan it is recommended that in addition to the required right of way
dedication, a strip of property 13 feet in width along the 8' Avenue frontage be set aside in
reserve. This property may be acquired by Spokane County at the time when Arterial
Improvements are made to 8 t" Avenue.

16. The appiicant should be advised that there may exist utilities either underground or overhead
affecting the applicants property, including property to be dedicated or set aside future
acquisition. Spokane County will assume no financial obligation for adjustments or relocation
regarding these utilities. The applicant should check with the applicable utilities and Spokane
County Engineer to determine whether the applicant or utility is responsible for adjustment or
relocation costs and to make arrangements for any necessary work.

That the iadividuals and parties named herein as having aa interest in the above described property or project agree
to the following:
1. Reimburse Spokane County for project review and inspection fees as specified in Chapter 9.14 of
the Spokane County Code. The fees wiU be based on actual salary costs incurred by Spokane
Gounty for project reviews and / or inspecbons plus a ten percent administradve charge, and will
te billed monthly as accrued. Any billing amouats due, including any expenses incurred in the
collection of an overdue account, must be paid prior to the County's acceptance of the project for
filing. If a project is approved and/or filed urith a balance still owing, the uapaid balance shall be
paid within 30 days of Ehe invoice date. .
2. The undersigned agrees that these fees a.re due and payable upoo receipt of the billing as specified
above.
3. Any invoices aot paid withi.n 30 days of the invoice date will be considered delinquent. If any
outstaading balance on the account for this project is not paid within 30 days of the invoice date,
ao further reviews of the project documents will be conducted until the entire accourii balance is
paid. Any balaace oa the account for this project not paid within 65 days of the invoice date may
result in legal action or the initiation of other collectioD procedures, iaclud.ing referral to a
collection agency. The Sponsor will be liable for any and all expenses incurred by the County for
the collecdon of overdue accounts.
