Re: Fire damage report on 6820 East 4th
The following items were noted during our walk through of the above
residence, and shall be incorporated into the reconstruction of the fire
damaged residence.
1. Test all new and existing plumbing with either water or an air test.
2. Install 50 cfm fans in all bathrooms and laundry rooms.
3. Install 100 cfm fan in kitchen area. All exhaust fans to vent to
buildings exterior.
4. Install wired in smoke detectors in each bedroom and one on each
level of the house.
5. Each bedroom will require an egress window that meets all of the
following requirements. The window shall have an openable area of
5.7 sq. ft.,maximum sill height of 44 inches,minimum openable width
of 20 inches, and a minimum openable height of 24 inches.
6. Insulate all exterior walls to R-13, and all ceiling area to R-38.
7. Insulate rim joist in lower area with R-13 insulation.
8. Vent attic space to current code requirements.
9. Test all existing gas pipe before placing appliances back into
operation.
10. All new windows shall meet current energy code requirements having
a U-value of at least .35.
11. The ceiling area above the living room is structurally unsound. The
ceiling joists in this area have been spliced at mid span and are
supporting roof loads from above. These joists appear to be deflecting
beyond code maximums. To correct this condition, a supporting beam
could be placed in the attic space and supported to the exterior wall
and interior wall between the living room and bedroom. The beam
should be sized to carry the ceiling loads and roof rafter loads from
above. This matter could also be investigated by a structural engineer
with his findings submitted at permit issuance.
12. Electrical permits and inspections are preformed by the Department of
Labor and Industries.
