E 1 That canditinnal approval of the plat by the County Engineer is given
subject to dedication of Right-of-way and approval of the road system as
indicated in the preliminary plat of record~
E 5 No construction wark is tv be performed with~n the existing ❑r proposed
Public Right-of-Way until a permit has been issued by the County

36.88.090, to object to any assessment(s) vn the property as a result
of the improvements called for in conjunction with the farmativn vf

and to appeal to the 5uperivx Caurt the decision of the Baard of
Caunty Cvmmissioners affirming the firral -assessment rv11. It is
further agreed that at such time as an RID is created or any Road
Improvement project is sanctianed by 5prakalne Caunty, the impravements
required (aurb, sidewaTk, drainage control and paving) will be at the
sole expense vf the undersigned owner, their heirs, grantees and
assigras without participation by Spokane County.
The RID raaiver cantained in this agreement shall expire after ten
(10) years frvm the date of executiQn belaw. Hawever, the vwner(s)
ar successvr(s) agree that if said RIU waiver expires without
construction af the required imprvvements, the owner(s) or
successor (s) agree to construct the required imprvvements at their awn
expense; pay to Sgokane Ccaunty the then estimated cost vf the required
improvements to enable the County to complete the same; or furnish a
1aond or other secure method suitaale to thle County (which may include
the executivn of anather RIO waiVer agreement) , providing far or
securing to the County tihe actuaZ cvnstru6tian af the irnprvVements.
All af the requirements af this agreement shall run with the land and
shall be binding upan the owner(s), their successor(s) vr assign(s).
This provision is applicable to RiverwaW Road.
E24 The County Engineer has designated Typical Roadway Sectiorr Number Twot
LaaaT AcCess Standard for the impravement I af Riverwav Road which is
adjacent to the praposed develvpment. This will require the addition of
appraximately 9-11 feet of a,sphalt aloi7g the frvntage of the
development. The construction of curbing is also reguired.
E3 2 The proposed plat sMall be improved to tI e stanc~ards set fr~:rth in
Spokane Caunty Bra~°d of Cr~mmissi❑a~ers Re~solution Ncr. 80-1592, as
amended, which establishes requlations for raads, apprvaches, drainage
