'I'here is no potential for aff- site runoff entering ihe project site that wauld require drainage ditclies or easements. The three pzaposed iracts front on Fairview Avenue, wtuctt roadway is gaved and curbed, and which has dryweIls located along the gut#er Iine. The back of these trdcts ace adjaeent to the railroad nght-of way. Runaff frocn approximately ons quarter of the site drains tow-ard the street. This is directed ta two di-yivells. Ftunoff frnm the rcmarning three quarters of the site sheet flaws taward the railraad right-of-way. 'i'here is an existing house on ihe inost easterly partion of the site. 7'his house wauld occupy Tra.ct A Normal grading of these lots away fram the buiFding pads will not change the exisUng cirainage pattern An analysis was perftirmed to determine tl'iie e£fect of deveIapment ❑n starmwater runoff. The rational method was used to deternune runoff rates The entire 0.94 acre site was considered as a single basin ta simplify khe analysis. The suppnrling caPculatinns shaw that pre-development runoff Iaas a 10year peak runoff rate of {].74 cfs. Past-development runofFwill be increased to 0.83 cfs. This increase is insignifcant to the esisting drainage conditians, especially cansiderircg thai this increase is actually spread ouf oaer tf-ree points of concentratian and t'hat rntensity has been maKimixed far this analysis Tn summary, no drainage easements wili be needed on this plat. There are no existing drainage swates or ditches that would require drainage easements an the Final Short Plat There is no potential far off- site runaff'entering the project site that wouId require drainage dilches or eascments. The three proposed tracts front ❑n Fairview Auenue, wtuch roadivay is paVed and curbed, and «hich has drywells located along the gutter line. The back of these tracts are adjacent ta thc rail8flad right-nf way. Runoff fmm approximately one guarker of the sike drains , toward the street This is directecf lo riva drywells Runaff from the remaining three quarters mFthe site sheet f£ows taFUard the railraad right-of-Nvay. There is an existing house on the most easteriy pcsrtion of the site. This hause wuuld occupy Traet A NQrmal grading of these lots away fram #he Yruildittg pads wili nnt change the existing drainage pattem. An analysrs ,vas performed to deteranine the etf'ect of derAelopment on storm-vvaier runoff The rational method was use[i to detem-une zunoff rates. The entire 0 94 aere site was considered as a single hasin to simplify the analysis. The supporting caleulations shoiv ihat pre-deveTopment runoff has a ld-year peak runoff rate of b 74 cfs Post-development runoff will be increaseci to 0.83 cfs This increase is insigruficant to the existing drainage canditions, especially considering that this mcrease is actua]ly spread aut over three points of eoncentration and that intensity has been mammixed for this analysis.
