Herberg, T& H Construction East 5712 lst Avenue Spokane, Wa 99212 (509) 535-2377 SCOPE/PROJECT DESCRIPTION: I. General Overview - Proposed is a 9,500 square foot warehouse and office that will be owned by the Spokane Industrial Park and leased to the applicant. The building will be occupied by American Windows. The office portion of the proposed building will be 3,000 square feet and will be located in the front of the building. The warehouse will be located in the back of the building and will be used for storaqe and it will - have receiving docks on the east and back side of the building. SZJNIlKARY OF DEPARTMENTAL REQUIREl++ENTS : I. Planning Department (456-2205) A. Discussion/Requirements 1. Binding Site Plan No. 87-17 needs to be resolved. There has been no determination of wh~.m_ther a permit czn be rei eased Frior to f iling. 2. All parking spaces must be within 60 feet of a landscape feature consisting of a minimum of 32 square feet in area. The amount of parking as shown is 11 stalls which is adequate for the proposed usage. . 3. Parking adjoining Euclid Avenue does not have the required,a 24,foot back up area. 4. Siqnage needs to be specified which can be accomplished at a later date. B. Permit Release Requirements l. Binding Site Plan No. 87-17 needs to be resolved. 2. A site plan illustrating setbacks, parking and landscaping must be submitted for review and approval. Also an estimate from a nursery indicating type, quantity, and size at time of installation along with a promissory letter from the applicant stating that the landscaping will be installed needs to be submitted. II. Engineering Department (456-3600) A. Discussion/Requirements l. A drainage plan for the site shall contain the following: drainage calculations for stormwater volumes generated on site, calcu3ations for total impervious surfaces contained within the site, finished grade elevations for structures to be constructed on site, finished grade elevations at the top and bottom of the 208 swale, a typical cross section of the 208 swale, calculations to justify the number and type of drywells proposed, elevation of 3rywe1l inlets where applicable. 2. Right of Way dedications and roadway improvements as specified in the Conditions • of Approval of the Binding Site Plan shall be completed. 3. An RID/CRP aqreement on Euclid Avenue and Sullivan Road needs to be recorded. Also please submit a copy of a recorded deed for the subject property. 4. Approach permits must be obtained from the County Engineering Department. 5. Your contact person at the County Engineering Department is Gary Nelson. B. Permit Release Requirements 1. Binding Site Plan No. 87-17 needs to be resolved. . . 2. A drainage plan for the site must be submitted fox revIew and approval. . 1 3. An RID/CRP agreement on Euclid Avenue and Sullivan Road needs to be recorded. 4. Submit a capy of a recorded property deed for the subject property. III. Health District (456-6040) A. Discussion/Requirements 1. The proposed will be located on the Spokane Industrial Parks water and sewer system. 2. The tenant must submit a critical materials listing. 3. All construction debris must be taken to a licensed landfill. ` B. Permit Release Requirements 1. The Health District will release their portion of the building permit when Binding Site Plan No. 87-17 is resolved. IV. Utilities Department (456-3604) A. Discussion/Requirements 1. The Utilities Department was nat present and had no comments for the proposed project. V. Building and Safety (456-3675) A. Discussion/Requirements l. Preliminary plan review has been completed . and a letter was sent to the applicant. 2. Two complete sets of plans need to be submitted for review and approval. 3. Fire flow for the proposed project is 3,500 G.P.M. 4. Fire District No. 1 is in the process of reviewing the proposal. Comments will be forwarded ta the applicant. 5. Handicap requirements need to be addressed. 6. A critical materials listirig was given to the applicant by Tom Postlewait. 7. Floor drains if proposed shall be reviewed by the Department of Ecology and the Spokan.e County Health Department. f 8. Spec ial inspect ions wi 11 lae required f ar structural,welding, high-strength balting and concrete witYi a'design strength of aver 2,000 p.s.i. The applicant needs tv supply the name of the firm who will be performing the special inspectians to Building and Safety. 9. After adjournment a letter frvm Fire District No. 1 was delivered. The requiremeflts are: Two new fire hydrants will be requirEd ta be installed to meet the fire f low requirements. Alsa a site plan showing this complex in relation to other structures needs to be submitted sa that exact hydrant location can be macle. B. Permit Release Requirements 1. Two camplete sets of site plans need to ]ae submitted for review and apprvval.
