Project Description: The project is a single-family residence situated on the northeast corner of 8th Ave and Eastern Road. The property is zoned MF-1. Surrounding uses consist of single-family residences with accessory buildings. Issue: The lot is 14,334 square feet which allows a 10 percent accessory building coverage of 1443 square feet. An existing garage consists of 456 square feet. The applicant is requesting to build a 1200 square foot structure which will exceed the allowed building coverage maximum by 223 square feet or 15percent of the maximum allowed. Recommendation: Approve the request to exceed the maximum building coverage by 15 percent. SVMC 19.140.010 (F)allows a deviation of 25 percent or less of the maximum building coverage. The building will be sited to meet or exceed all setback requirements.
