Re: Worldwide Group LLC Landscaping & Fencing 12403 8th Avenue
Worldwide Group LLC owns PID 45222.2050 located at 12403 E 8th Avenue ("Tract") as well
as Parcel 452222.2056 located at 714 South Pines. They propose to construct a 60 inch
cyclone fence to protect landscaping on the Tract. Ordinarily the height of the fence would
be limited to 48 inches in the front yard.
A fence 60 inches is height is approved for Tract since proponent owns the adjacent parcel;
landscaping has been coordinated for both Tract, the adjacent parcel owned by proponent
and the parcel developed to the east under separate ownership (PID 45222.2057); the fence
has been set back from the front property line on 8th Avenue by five feet allowing for the
extension of the sidewalk to the east in the future; and the area between proponent's
property line and the right-of-way of 8th Avenue will be landscaped.
Were both of proponents parcels combined into a single parcel, the frontage on 8th Avenue
would be considered a side yard which would permit a fence of six feet in height.
