Replace all structural members of the roof, floor, and wall systems that have more than inch of char. The new joists and rafters shall meet current codes for size and span length. 2. Remove the asphalt shingles and replace the skip roof sheathing with solid sheathing. The attic area shall be vented to code. Install new roofing to manufactures requirements. 3. All windows that are replaced shall meet current energy code requirements. 4. All bedroom windows that are replaced shall meet current egress requirements. 5. The replaced windows in each bedroom and one in the main living room should have fresh air ports built into the window, or provide through wall fresh air ports. This is required in the ventilation code do to the home having base board heat. 6. The masonry chimney shall be removed. 7. One handrail will be required on the stairwell to the second floor. 8. All walls studs that are exposed shall be insulated to full capacity. 9. Flat ceilings shall be insulated to R-38, and vaulted ceilings shall be insulated to R-30. 10. The new pellet stove shall be permitted and have combustion air supplied to the stove form the buildings exterior. 11. The bathroom and laundry room must be vented with a minimum 50 cfm exhaust fan. The kitchen will be vented with a 100 cfin fan. All fans shall terminate to the building's exterior. 12. All water, drain, and vent lines shall be tested for leaks. 13.
