Architects and Engineers West 244 Main Avenue P.O.Box 1482 Spokane,Washington 99210 509/838-8681 November 11, 1981 RE: Office addition for Garry Padrta located at E. 5910 Broadway, Spokane WMFL Project # 8124 Dear Ken: In answer to your letter dated October 27 , 1981, I have prepared the following list which addresses your comments on an item-by-item basis. This letter will become part of the construction documents and a copy will remain attached to the plans. 1. The upper and lower floors are tenant spaces which are not leased at this time. Space layouts will be submitted when tenant needs are determined. Care will be taken as to provide adequate exiting and a proper facility per the U.B.C. , Barrier-Free Regulations and the State Energy Code. \ R4HLLJ 2. Inspection will be provided per U.B.C. Section 305 by Owner. 3. Exit doors will conform to U.B.C. Section 3303 (c) . Signage per U.B.C. Section 3312 (b) will also be provided. 4. The Owner will submit employee information as required. At this time there is a planned toilet facility for the upper level . It is possible that facilities for women be on one floor and that for men on the other. 5. We will provide an assembly Item No. 75 from U.B.C. Table 43-B for under stairways. (Handrails shall comply to U.B.C. Section 3305 (j) . ) See 9/A1 for fire blocking. • 6. Section 7502 (k) of the Barrier-Free Regulations requires handrails for ramp slopes in excess of 1 in 20. See drawings for correction. • 7. Water fountains shall be of a type and located as to conform to the current Washington State Barrier-Free Regulations. (Section 1712) See plans. 14. Ventilation shall conform to Section 3205, (c) of the U.B.C. (4" wide cont. except where prohibited.) OZ 15. Placement of insulation and 'R' values as required by Washington State Energy Code will be followed. 16. The soils encountered on the entire site are none expansive well draining gravels. The existing footings have exhibited no signs of distress from frost action and none is expected. 17. See Plans. 18. To be submitted by mechanical . 19.
