Project Narrative
Project consists of turning approximately 1/2 of an existing finished garage (Group M,
Division 1) into a"Game Room" (Group R, Division 3). The game room will have
approximately 280 square feet and shall not be used as a sleeping room. Heat will be
provided by the installation of a wood stove with the capacity to heat water for transfer to
the existing system. The existing structure is a wood framed single family home
constructed in 1955. The lot size is approximately 13,774 square feet and is zoned UR
3.5, Urban Residential. The lot has the home and one unattached structure on the
property measuring 10' X 10'. No change to impervious surfacing is planed.
Construction Method
New partition walls will be 2" X 6" wood frame walls sheathed with gypsum board
inside and out. The wall will separate the garage from the Game Room. Garage side
gypsum board shall be 5/8 type "X" gypsum and the door in the new partition wall shall
be 20-minute fire rate.
New walls will have R-21 fiberglass insulation. The attic has existing cellulose
insulation at an approximate depth of 6 inches (R-?). The insulation in the attic will be
supplemented with additional cellulose fiber insulation. Deficiency in natural light shall
be correct by installation of additional glazing.
All construction will be completed by the Home Owner.
