The revisions were made in response to our site visit on 10/26/07 with Dave Beaudoin. The revisions are as follows: 1. The interior shear walls shall be offset 1.5 inches from the face of the existing columns as shown on attached details X and Y. Attached details X and Y shall replace details A and B in our original letter dated 10/25/07. Detail C of our original letter is still valid. 2. The main floor framing and foundation plans in our original letter specified (2) new concrete deck piers, between each existing column, to support each new P.T. 2x8 floor beams along the center of the building, therefore (8) total. The purpose of our review was to determine the size and detailing required to add main and loft floors to the existing structure. The existing structure is a 'pole building" consisting of 6x6 and 6x8 columns on concrete piers with wood girt framing between columns. Reference the attached loft floor, main floor, and foundation plans for beam, joist and footing information. Attached details A, B, and C describe the connections between the new floor framing and the existing columns. The detail locations are referenced on the attached framing plans. The typical floor diaphragm shall be M" sheathing with Bid nails at 6" on center edge nailing and 12" on center field nailing. Interior shear walls shall be constructed along the entire interior perimeter of the building. The typical shear wall requirements are 7116" sheathing — one side — with 8d nails at 6" on center edge nailing and 12" on center field nailing. The shear walls shall be attached to the new floor framing per details A and B. Reference attached sheet 7 for material specifications. For this analysis we have made the following assumptions. If any of the following assumptions are incorrect contact Eclipse Engineering for modifications to the attached framing information. 1)The allowable soil bearing pressure at the existing footings is 2000 psf. 2)The existing timber columns are OF #1 or better for design value purposes. 3)The new floor framing is designed for a live load of 40 psf, and a dead load of 15 psf. Eclipse Engineering, Inc. has only analyzed framing of the main and loft floors.
