EXCEPT a portion deeded to the County of Spokane by Deed Recorded under Auditor's File No. 8309270233 ;
Situate in the County of pokone. State of Washington.
Side yard and rear yard setbacks shall be determined at the time building permits are requested unless these setbacks are
specifically drafted on this final plat. The setbacks indicated on this plat may be varied from if proper zoning or variance approvals
are obtained
Utility easements shown on the herein described plat are hereby dedicated to the serving utility companies for the construction,
reconstruction, maintenance and operation of utilities. Together with the right to inspect said utilities and to trim and/or remove
brush and -es which may interfere with the construction, maintenance and operation of same.
The border Easements as shown hereon are hereby grented to Spokane County and it.s authorized agents, and to the pubtic for
road purposes, including but not limited to curbs, sidewe|ks, drainage, signage, and other usage deemed necessary by the
Spokane County Engineer for the safety and welfare of the Public. No fence or portion thereof will be constructed within said
easement without permission of the Spokane County Engineer, nor will any obje be placed in said easement that would
obstruct the sight distance necessary for safe and efficient vehicular movement. Any other easements granted or dedicated
within this Border Easement area will be subordinate to the rights created by this easement and are subject to Spokane County
Engineers permrt process pror to usage.
The public water s - mm. pursuant to the Water Plan approved by county and state health authorities, the local fire protection
district Spokane County Division of Building and Planning, and the water purveyor, shall be installed within this subdivisimn, and
the applicant shall provide for individual domestic water service as well as fire protection to each Tract prior to sale of each Tract
and prior tJ issuance af e building permit for each Tract.
The use of pnivate welis and water systems is prohibfted.
Subject to specific application approval and issuance of permits by the Health Officer, the use of individual on-site sewage systems
may be authorized.
The property nens within this P|etohaU be responsible for keeping open and maintaining the surface path of natural or man-
made drainage flow over and across their respective properties. Each property owner or authorized representative shall inform
each succeedirig purchaser of eny drainage easements on the property and their responsibility for maintaining surface drainage
paths and swales in said easements. If the propemymmner(a) fails to maintain the surface path of natural or man-made
drainage flovv, or the drainage omxs|e, a notice of such failure may be given to the property owner(s). tf not corre d within the
period indicated on said notice, Spokane County has the right to correct the maintenance fei|ura, or have it corracxed, at the
expense of the prnperty er.
Any building that is constructed on a lot in this Plat shall be set at such an elevation so es to provide positive drainage away from
any drainage entry point to the building [including but not limited to a window vve||, a window unprotected by a window vve||, or a
doorway ) Said positive drainage shall consist of a minimum slope of 3% away from the building for a distance of at least 10 feet
from the building. The lots shall be graded so that either a) all runoff is routed away from the building, and conveyed over the lot
to a natural drainage mwe|a or approved drainage facility, or b ] drainage intercepted on the lot is disposed of on the lot in an
approved drainage facility. The approved drainage facility shall be constructed in accordance with any applicable accepted plans
on file at the County Enoineer's Office. Any revisions to the accepted drainage plans must be accepted by the County Engineers
Oltice prior to construction ot said reVIS1011S.
This short plat is located within the Aoquifer Sensitive Area [AS4) Treatment of stcrm runoff from driveways shall be provided.
The preferred method of treatment is to have the runoff from driveways sheet flow over 1: n turf or native-type grasses. If e
ditch is to be used to collect runoff from driveways, then the ditch is to be grass-lined.
