Spokane Valley, WA 99016 Project Number: 10000419 Address: 13824 E. 10th Ave. Date: February 19, 2010 Dear C & S Construction of Spokane, As a result of conducting a review of the plans and documents submitted on February 17, 2010, it has been determined that additional information will be needed to verify compliance with the Washington State adoption of the 2006 International Residential Code (IRC) and WAC 51-13, Ventilation and Indoor Air Quality Code as adopted by the Spokane Valley Municipal Code (SVMC). Please provide additional details, documents and/or clarification as described below: 1. Plans indicate deletion of split-level to single main level floor plan. Front hand stacked 2 X rafters are designed for split-level and are too low for single floor plan design. Plan sheet number 3, detail AA. Please provide corrected detail plan for rafter system or to replace the proposed rafters. A roof layout plan would also provide a solution. IRC, section R106.1.1. 2. Plans call for 4 X 10 beam in detail BB, but cannot find offset with beam in foundation plan. Foundation plan calls for 2 X 10 floor joists @ 16" o.c. but cannot determine span and if they are going to terminate at intermediate wall or carry through. Plan sheet number 3. Please provide a floor layout plan showing the direction and spans of the proposed floor joists, over basement level. IRC, sections R106.1.1 and R502.3. 3. Plans show windows at kitchen corner directly connected by built-up column members in place of continuous sheathing or alternate braced panels. Plans also indicate "may require engineering." Once an application is administratively complete, it is routed to technical staff for compliance review. Depending on the type of project, technical staff may include multiple reviewers. You should be contacted by phone, fax, email, or mail by your TARGET DATE once the initial technical compliance review is complete. 4. Permit Issuance. When the technical compliance review of the application is complete, including any subsequent re- submittals, each reviewer will approve their section of the application and route it to the Permit Center.
