REQUIREMENTS:
LOCATION: Generally located in West Spokane Valley, between 11th and 12th Avenues,
about 500 feet west of Park Road in the SE 1/4 of section 24, Township 25N, Range 43
EWM; 7310 E. 11th.
PROPOSAL: (A) The applicant requests to build a garage 36 feet from the 12th Avenue
centerline of roadway; right of way, whereas section 14.616.325.B.1. of the Zoning Code of
Spokane County requires a 55 foot setback from the 12th Avenue centerline. This locates the
garage 16 feet from the south l,ioperty lines. (B) Also requested is garage setback of 3 1/2 feet
from the east (side) property line; whereas section 14.616.325.B.2. of the Code requires a 5
foot setback from the esat property line.
