northeasterly along said southerly railroad right-of-way 145.22 feet to centerline of
vacated road, then north along centerline of vacated road 362 feet more or less to a point
on ordinary high water line of left bank of Spokane River, then southwesterly along said
ordinary high water line to point on a line north 14 DEG 55 MIN 35 SDS west from the
point of beginning, then south 14 DEG 55 MIN 35 SDS east 344 feet more or less to the
point of beginning.

June 5, 2007, approving a shoreline substantial development permit for the subject
property, and imposing a variety of special development conditions including but not
limited to the following:
1) A seventy-five (75) foot wide shoreline setback from the ordinary high water mark
(OHWIV) of the Spokane River is required. This location has been memorialized
on the ground with permanent low-profile concrete or metal monuments. No
disturbance in this setback can occur without the approval of Washington State
Department of Ecology and the City of Spokane Valley Planning Division.
