In order to comply with requirements for buildings in floor plains, it will be necessary to install vents in the lower wall to allow floor waters to flow in and out of the building in the absence of the owners. The requirement is for 1,800 square inches of floor vents. I recommend the installation of two 450 square inch vents on each sidewall of the building. The vents should be always open and installed no more than 12" above the floor line. Foundation vents make an excellent choice for the type of vents to be used for this purpose. Please feel free to contact me if you have any additional questions about the design of this building for floor venting. Posts are located @ 12'0" o. c. and the roof has a 4:12 pitch. I have reviewed the design of this building and checked it for the diaphragm design criteria used in the standard plan design. The front endwall has a 16' x 10' overhead door. There is sufficient steel sheeting on these endwalls to transfer lateral loads imposed on the roof and walls to the post foundations. However, it will be necessary to add#12 x 5/8"stitch screws @ 9" o. c.to all steel siding vertical side laps—this endwall only. The rear endwall has a 3' pass door and two 4' windows. There is sufficient steel sheeting on these endwalls to transfer lateral loads imposed on the roof and walls to the post foundations. There are no openings in the left sidewall. The right sidewall has no openings. Sidewall openings do not affect the lateral load resistance of the building. Use standard post frame building plans for all framing details for this building. Please feel free to contact me if you have any additional questions about the design of this building.
