In compliance aith the Spokane County Engineer's Office we.are requesting review
of any current approach penmit on Pines Road for the above referenced project. A
curb cut approximately 12' wide currently exists in the same location as the proposed 25' entry. (Please see enclosed site drawing).
If no approach permit exists currently we request one for the development as
111ustrated. If you believe this project meets a11 state requirements to receive

feet, and vE-4-87 which allows for a 17 feet front
yard setback. .
3. The setbacks and parkinq illustrated on the site
plan are adequate.
4. Any siqnaqe must be in complfance with the LH Zone '
standards. No siqns were shown on the plans.

Proposed is the construction of a 3,800 sq.ft. insurance office
building with off-street parking. Type V construction will be
used for this one story structure and will have a daylight-type,
sub-level basement.
Variances have been applied for and approved through the Planning
Department.
SU1IARY OF DEPAR~ISNTAL RBQUIRR~S :
I. Building and Safety (456-3675)
A. Discussion/Requirements
1. Plans have been reviewed and a letter sent to the
architect with mostly tninor changes and some
clarif ication.
8. Permit Release Requirements
1. At the architect's discretion, changes shall be
submitted either in writing or noted on a revised
set of plans.

line. There is a letter in the files with an
interpretation from Steve Horobiowski saying that
an administrative variance could be done for one

B. Permit Release Requirements
1. A landscape plan shall be submitted showing the
type of materials, quantity, size at the time of
installation, height of shrubs, including a
sprinkler system and sod, along with a landscape
estimate, and a promissory letter ta insure
completion of the landscapinq. (The applicant has
submitted the landscape plan.)
V. Utilities (456-3604)
A. Discussion/Requirements
1. The project will be connected to the valley sewer.
Utilities released the permit at the meeting.
ADJO : There being no further business, Tom Davis thanked
the applicant and the departments for their participation and
reminded all that he should be contacted if there any unforeseen
problems which may arise. Also, should there be any changes from
what appears in the minutes, we should be notified within one day
of your receipt of these minutes. The meeting was adjourned at
