Proiect Description: The project consists of one single-family residential lot situated on Parcel No. 45224.5002, Lots 2 of SKIP -36-06. Surrounding uses consist of single-family residences and duplexes. Issue: Duplexes exist in the vicinity on lots that are approximately 12,000 square feet in size. Spokane County currently requires a minimum lot size of 10,000 square feet in the Low Residential (LDR) zone for duplexes. Allowing this exception makes the property more uniform to the other duplexes in the area. . Recommendation: Approve the request to reduce the minimum lot size for a duplex by 16 percent. SVMC 19.140.010 (E) allows a deviation of 25 percent or less of the required lot size.
