Currently 1ocated on the site is a retail build3.ng used for the
sale of building tttaterials, along with several outdoor storage
' areas. Yn an atten►pt to elYminate the use of several small
storage buildings, the appli.cant is proposing to enelase the
autdoar storage area presently attached to the retail building,
using the same type af construction being used ( eoncrete block
construction and manufactured roof trusses), and move a11
building materials into this building. Thl6 area will not be
used f or retail purgvses.
The existing paving wi1l be usecl as a f loor until the sewer is
connected and, at that time, it will be changed to concrete.
There will be no change in the nurmber of employees, the addition
wi l I nvt be heated, and no new toi let f ac3.lities . There wi 11 be
addxtiana1 lightinq in the additian and the ceiling will be
insulated.

I. 8uilding and Safety (456-3675)
A. Discussion/Requirements
1. Plans were reviewed and a review letter mailed to
the applicant.
2. Marty Robinson and the applicant to discuss plan
review further after today's meeting.
3. Fire District No. 1 has not commented on the
proposal as yet. .
II. Engineering (456-3600)
A. Discussion/Requirements

. 1. There is perpendicular gar3cing shown on the plans.
M W'hen the Engineer's Of€ice signs off their portion
of the permit, it will not include this parking.
2. The applicant shall show/indicate the size of the
drywell to the roof area.
B. Pernit Release Requirements
1. A drainage plan and calculations are required.
III. Health District (456-3600)
A. Discussion/Requirements
1. The plan shows the on-site sewage disposal system
lying under the roof. This, generally, is not
acceptahle, however as the sewer will be in by
September, 1987, the Health Department agreed to
waive their reqLtirements and to allow the
continued use of the septic system until sewer
hook-up is completed.
2. A letter was sent to the owner, Mr. Williams,
requiring the following:
a. A free access lane shall be free at all times
to the septic system.

b. The owner shall corinect aIl existing
buildings to the sewer as soan as it is made
availahle.
c. The septic systEm shall be praperly abandaned
upon aonnecti4n to the public sewer system.
d. The roll--up doar at the narth end of the
building shall not be installed uzatil the
sewer is in, due to possihle methane qas
bui l.d-up .
3.. When the drywell is reloaated, it shauld be nated
that the drainf ie1d lateral extends outs,ide the
chain link fence. The drywell must be at least
ten feet from, the drainfie ld .
B. Fermit Release RequiremeMts
1. The Health District signed-aff their portivn vf
the permit at the meeting.
TV. Planning Degartment (456-2205)
A. Discussion/Requirements
1. The site wa s zoned cottunercial in195 5,
2. There are no specific landscaping requirements,
3. The rear yard setback shall be ZS feet. The plan
shows 11 feet 9 inches. (Possible optians to
correct this are a variance, if applicable, or to
cut back tbe building size dawn enough to be able
to get an administrat3.ve variance.)
4. In a comntercial zone, storage either needs to be
indaors ar with►in a site abscuring fence.
5. The fence is not in campliance with the standards
for storage.
6. A minimum of 46 parking stalls is required for the
warehause (only 39 are shcswn an the pl.ans
Additional parking may bs r8quired for the secvnti
flvar. (The qravel area to the west can be used
for the additional parking.)

7. The legal description/parcel number appears to be
incorrect. Clarification is needed to indicate
actual area of awnership.
B. Perrnit Release Requirements
1. A revised site plan is required shawing the
parking drawn to scale, parking calculations, and
the correct setbacks.
V. Utilities (456-3604)
A. Discussion/Requirements
1. The site 3s within ULID No. U-872. The sewer
should be in by September, 1987, barring any
unf oreseen dif f iculties .
2. A sewer connection permit is required when
available and before hooked up.
B. Permit Release Requirements
1. Utilities signed-off their portion of the permit
at the meeting.

District No. 1 regarding their requirements on the site.
2. John Pederson, Planning Department, to look into the
feasibility of the applicant obtaining a variance for the
setbacks.
ADJ0 : There being no further business, Tom Davis thanked
the applicant and the departments for their participation and
reminded all that he should be contacted if there any unforeseen
problems which may arise. Also, should there be any changes from
what appears in the minutes, we should be notified within one day
of your receipt of these minutes.
