, Mr. Graharn: I'Je have for consideration the application of Earl R. Zabel,
E whose mailing addxess is N5001 Cook St., to convert an existing frame
building, formerly an upholstery shop, into an ,Automobile Repair Shop at
4622 East Sixth Avenue. IlIore particularly, Lots 1, 2 & 3, Block 9 of
Carnhope Addition. The property has been posted, and publication ilas
beea made, also 43 adjoining taxpayers of record have been notified as
required by law. Eight letters of protest have been received. ( IPir.
Graham read the letters.) I4r. Zabel is here to make his presentation.
Mr. R. W. Womach; Piembers of the Boai dand Tadies & Gentlemen: fir. Zabel
asked me to speak for him today. I thiizk that the objections received
are more or less based on misunderstanding, because all of you neople
think it is going to be converted into a different type building. The
outside of the building is not going to be changed at all. Iwould like
to read what IvIr. Zabel has in mind. He wants just a small repair shop
absolutely no body tiork. There will be no wrecked cars and it will not be
us ed as a wrecking yard. ,All of the work that is to be done wi 11 be done
inside the shop. In as much as a shop hws been in the building it wouldntt
be a detriment to the property around. In an Agricultural zone you can
have almost anything. You can have 2 or 3 cows and you can have chickens.
They would be much nore detrimental to your property tha,n a. repair shop.
The yard will be kept neat and clean as well as the inside of the building.
The Zabells are willing to sign a statement that they will do so. Actually,
I question these objections in regard to this little repair shop in the
• neighborhood.

Mrs. Statchivick: Perha.ps the things I am about to say will not have any
bearing on the question, but it does to me. I1e bought in that neighbor-
hood a.bout 6 years ago and at that time we were the only house in the
block. Mr. Statchi>>ick and I both workEd hard and have built our shop in
a location where we could keep an eye on our ehildxen. This one building
tha.t is back of us was a milking shed and that since has been built into
a home, and the barn is now a garage. Mr. Stewa,rt made a cabinet shop
at that time and when he sold it, it was called a garage. We worked hard
in building our shop, and put a lot of money in it. These people are
fine people and want to buy the place. They will pay cash for it. The
tennis court will not be used for a parking lot, or a driveway. The,y will
keep all their work in the building. 11e wouldnzt want to sell to someone
who would devalua,te the property. lUe put too much money a.nd time in it
to sell it tha,t way. We wor'k:ed with the pl.a.ce to keep it looking na.ce.

to the Planniiig Commission and get a special permit for the business.
Tnese people are fine people and will keep the place up. I believe this

' to us that it was neat and clean a.nd we vrant it as a home. Vie looked at

keep it thatway. It would take a small fortune to clean the others upo

wants to put that much money into a place should want to keep it nice and
not destroy the value of the property.

Ij1rs. Statchvick: Yes. About 4 years ago we built the building. In our
business one nas to be a'u the shola all the time. I have worked hard there.

will be the only man in the building. I started the same way. At first
I was going to be the only one working. I had intentions of working
alone, but as your business increases you wi11 take care of all the
business you cane I donft think you have any assurance of going to be
jtzt one man working. I have a home ther e. They have a dr ive«ay r ight
next to mineo In fact we built our driveways together. I am sure the
driveway wiil be blocked, and I ha.ve tena.nts in my house that use that
drivec^:ay. I dontt think it x,rilz work out. I dor_lt want the cars to be
parked in the dxiveway along side my home. I think they are going in
the wrong place. This is definite3.J not an industrial area. There are
nice homes in that area. Why shauld we go ahead and issue a permit for a
garage when we nave enough of them in that area novr, and all around this
site are residenceso It is not the proper place for it.

meeting of zoning as I was out of town. T understand_zoning zs the home
owners prot,ection. I don tt like to hurt my neighbors feelings but the
point I Urould like to speak on is the pro-tection of homes and neighborso

the places around devaluz,to the property a great dea1, r~e won 't be able to
get loans in that location. Everytime someone comes around to check on a
l.oa.n, they always ask, "What is that building". rJhen we tell them it is
a shop there goes our loan, and the value of your home is _vnocked doc^m.
The majority of us -oeople try to keep our homes as nice as we can. ?le have
seen several shoPs started with one man and later turned out to be a large
concern. 14r. Zabel intends to b-ave no extra help, but if his business con--

keep it that way. I ha.ve 5lots left I want to bui.ld on this summer, just for
homes, of course.

in.
