General Overview - The applicant is proposing to construct a 5,500 square foot office addition for manaqerial and office operation space. The pro3ect is part of their facilities improvement program in providing utility services to their customers. The downstairs of the existing building will be converted to a meeting room. The building will have handicap access. II. Construction Schedule - Will send out bids the end of March and openinq bids in May. SUtNIlMARY OF DEPARTMM4TAL RWQUIRF•14ENTS : I. Planning Department (456-2205) A. Discussion/Requirements 1. It was noted the parcel number on the permit application, 15544-0101, should be 15544-0107 and 15544-1201. 2. It was stated that the project is located within an Agra.cultural zone. , 3. It was noted that the site plan should ref lect lot , size setoacks to property lines and existing parking spaces. 4. Specifications or square footages on existing uses • within the building are needed in order to calculate parking. . 5. The proposal was found to require a conditional use permit to allow the addition to the existing administrative off ice. It was sugqested that the conditional use permit be expanded to include any future buildings. The fee for the application is $175 and the process including holding a public hearing, is four to six weeks. 6. Planning Department records indicated that a previous conditional use permit number SPE-17-76 was issued for a vehicle storage building. B. Permit Release Requirements 1. Approval of a conditional use permit. II. Engineering (456-3600) A. Discussion/Requirements 1. A copy of comments was given to the applicant and Building and Safety by Bob McCann. 2. Your contact person at the Engineer's Office will be Gary Nelson. . 3. Any new paving will need to be drained to an approved 208 drainage facility. B. Fermit Release Requirements 1. A drainage plan including drainage for additional parking needs to be submitted for review and approval. 2. A RID/CRP agreement on Evergreen Road must be recorded. A copy of the recorded property deeds must be su.bmitted in order to prepare the RID/CRP agreement. III. Health District (456-6040) A. Discussion/Requirements 1. The existing septic system installed in 1964 is 750 gallon septic tank with 150 linear feet of drain ~ • • . . , field; 390 qallons per day or 26 person shift per day. It was noted that the existing system.is adequate and ' can be uggraded in the future. , 2. The minimum setback distance of f ive feet needs to be maintained between the building and septic system. B. Permit Release Requirements 1. The Health District will sign off the permit after the conditional use permit is issued. IV. Utilities Department (456-3604) A. Discussion/Requirements 1. Double plumbing is required and needs to be illustrated on the site plan. Double plumbing specifications are ASTM#D-3034 SDR35 or ASTM#F-789 (plastic pipe specifications).. 8. Permit Release Requirements 1. A ULID statement needs to be filed. This form can be obtained from the Health District. 2. A double plumbing permit is required. Inspection of the lines will be conducted by Utilities at the time of installation. V. Building and Safety (456-3675) A. Discussion/Requirements 1. Tom Postlewait completed the plan review for the proposal. The plan review letter was mailed to the applicant. 2. Tom Postlewait had contacted Fire District 1 and they had no further fire protection requirements. 3. It was noted that the slope of ramps f rom the parking area to sidewalks should be submitted for review. 4. A listing of critical materials stored on the site should be submitted for identification purposes. B. Permit Release Requirements 1. Two sets of revised construction plans needs to be submitted for review and approval. . s APPLICANT' S COMMENTS/ACKNOWLBDGEMEN'r: • , The"applicant acknowledged that all comments/requirements were . understood.
