10:00 a.m. by Building and Safety's Code Compliance Coordinator

SCOPEIPROJBCT D$SCRIPTIQN:
The applicant is proposing the construction of a Rax restaurant
on Sprague Avenue located east of Pines Road. There is an
existing building on the north east corner of the site which is
vacant and will remain on the site with the use to be determined
at a later date.
The building will be wood framed with a stucco exterior and will
include a solarium on the south and east sides of the structure.
The site is partially paved with sewer, water and power already
existing on the site.
SUMIIKARY OF D$P AL REQUIRffi02l'PS :
I. Building and Safety (456-3675)
A. Discussion/Requirements
l. A preliminary plan review has been completed with
a full review to be completed by Monday afternoon.
2. Fire flow was determined to be 2,500 gpm. A
letter has been received by Building and Safety from
Fire District No. 1 stating that their requirements
have been satisfied aad no additional hydrants will be
required.

3. Regarding the proposed awnings and solarium, plans
are required to be submitted for review. However, in
order to expedite the building permit Building and

B. Permit Release Requirements
1. All requirements are to be satisfied by addendum
to the plans before Building and Safety will release
the permit.

A. Discussion/Requirements
1. A copy of comments was given to the applicant and
Building and Safety by Jerry Sims.
2. A drainage plan check print was given to the
applicant by Jerry Sims.
3. Your contact person at the Engineer's Office will
be Jerry Sims.
B. Permit Release Requirements
1. All comments noted on the drainage plan check
print and the list of comments are to be satisfied.
2. An approach permit for the driveway approach to
Sprague Avenue is required. -
III. Health District (456-6040)
A. Discussion/Requirements
1. It was noted that there is no drainfield on the
property and the applicant will be connecting to the
Valley Sewer Service.
8. Permit Release Requirements
1. Because this is a food handling facility, the
Health District requires, a complete set of plans and
specifications to be submitted prior to release of the
building permit.

1. It was noted that the existing building on the
property cansists vf 4,340 squaxe feet. Depending on
the use adequate parking will be required to
accommQrlate both building uses,
2. The landscaping for the site is adequate.
3. Signage as illustrated on the site pla.n is
adeguate.

required to be submitted in order to determine the
