General Overview - Proposed is the construction of a 1,500 square foot addition to Building 4 in Opportunity Plaza. Use of the building is speculative, however it is currently planned for an office-type use. SIIMMARY OF DEPARTMENTAL REpUIREMENTS: I. Planning Department (456-2205) A. Discussion/Requirements 1. This site is zoned B-3 under zone change #ZE-20-86. 2. Parking, landscaping, and setbacks as shown are adequate. 3. Any signs installed must conform to the requirements of the B-3 Zone. B. Permit Release Requirements 1. The Planning Department's portion of the permit was released at the meeting. , f A ~ II. Engineering (456-3600) A. Discussion/Requirements 1. The Engineer's Office released their portion of the permit prior to the meeting. As such, a representative was not present at the meeting. III. Health District (456-6040) A. Discussion/Requirements 1. The project is connected to the valley sewer system. 2. Any construction debris must be taken to a licensed landfill. B. Permit Release Requirements 1. The Health District's portion of the building pernait has been released. IV. Utilities Department (456-3604) A. Discussion/Requirements 1. The Utilities Department were not present and had no comments for the meeting - the project is connected to the valley sewer. V. Building and Safety (456-3675) A. Discussion/Requirements 1. The initial set of plans have been reviewed with a plan review letter sent to the applicant at the meeting. 2. Fire District No. 1 has approved the project - a two port fire hydrant was changed to a three port hydrant, making fire protection adequate. B. Permit Release Requirements 1. Two complete revised set of plans needs to be submitted for review and approval prior to release of the permit. \ ~ . .
