HANSON LUMBER `'ARD
~
Mr. Hawle,y: This is a public he :ring on the applicAtion of Messrs. H. J.
Hanson, Jr., A. L. Hanson and J. B. ARcInturff £or a special permit to construct
and operRto a retail Iumber ,yard in tho East 14400 B1nck on the north side of
SnrnguQ Avenue hetween Bannen and Adams Roads in the Vora District in an
established Agricultural ZonQ District. A11 regulTxtions have been completed
wit-h in ac:cord zvith nur rAaster Zone Ordinanco. Twenty-three owners of adjaaent
properties have bQen nntified by mail of the time and pluce of the hearzng.
Thero is to be an office building, 30 x 40, nnd a lumber shen, 20 x 80. The
buildir.gs are to cost apnrnximately $30000. The sponsors are present to givo
detazls of the proposed oroiect. WQ have rocQi4ed a petition protesting the
granting of the pormit. (Mr. Hawley read the petition. ) Mr. HQnson is prosent
to explnin his projact.
Mr• Hanson: We have a lumber yard at the present tim4 on Freyn in the City.
Le.st summer most of nur businoss was i.n Opportunity and around the Valley. We
wero continually running bp-ck and forth. I wcu2ted to bo sure about getting
a permit to oporate the yurd. All the property is so high. Thcy want 8,154
per foot. The piocQ we wont to put our yard An costs about 1/3 of what it
usunJ.ly costs. T found n»t I had run into somo difficulty. I didnTt consult
with many of the noighbors as I didn'tthink it was necessary. I didn't get a
petita.on it seems like thoy have one for me :
Property Owner: jlfe are west approxim4taly 200t. Tt is a nice piece o£ property
and it can be utilizod for snmething nice. Mr. Rohwar :Do you anticipate 4 cabinet shop?
Eire rianson: Not at the present time, but it is possiblo we might want to havo
one.
Mr. Meenacr.: Anyone in fnvor of this zpplicationl- Anyone opposed?
14r. Nays : I have tY:e property lying to the west of this piece of property,
ct 14317 Sprague. I baught this property the first of the month. T don't vrant to hati-e a lumCer yard next door to mo. The fire hnZard would be too great.
I took it upon mysclf to takQ this petition around. This property is n nice
olace for a rome ruad not n plzce for c lumber yard.
Mr. Pettibone: I oim lend in the same bloclz across the lot. I have 390' of
frontage on the Agpleway. I run wc~st of Adams Road, betvroon the Appleway and
the Railrond. I fce3. I have a substantial investment in my home. I h ave had
roal estAta nen tcll me I could get $30,000.00 for my 6acries and my hnme. If
this lumber ye.rd goes in, th :t tivill reduce the valua of my land. I havo some
~ irzterest in thc matter. All of the homos east nf Evergreen have a larga valuo.
I think the LewisA. LQ,iis hnme is in thc P40,400 cluss. Ws urdre here protest-
ing that antiquc shop a fcvr months ngo. Ynu can ro rig2-.t doym thRt stroet on
, both sides and see a11 In-vely homes, with the excoption of onQ bui_lding that
wont in before this propcrty wcs 2onQd. Of cnt.irse tve can do anything about
- that now, but tive do want to s top any further busincsses coming in.
Mr. Ne lsc.q: i moved out there 6 months nCo and I rr3.4e ra fnmily of children.
Naturt,lIy it vrould hurt the vAluc of my propcrty. l"rhy doesn tt he Fo to tl
Cor.imc, rcinl area to put up a commercicl business? They get the Planning Com-
. mission to change the zone to Comr.~rcial, they get their property cheapero but
it chc rApons the tvhole neighborhood. I trink it would be bvst if Yie gcts a
piecQ of land which is already zonod Commerciul•
Mr. Mec:nach: All those opposod to this permit please raisQ their hands. (15
opposed.) Those in favor. (2 in fa.vor.)

iGF.BERT FTR SHQP SPEC I1:L PFRMIT
lfx. H.wlo,y: This date has been sn-t for the public heari.ng on the applicLn-tion
of W. E. Torbert for a special pormit to con.vert an npartment into a retail
£ur storQ locnted at 505 North Progress just north of Vallayway. All required
posting and advertising ha-ce been accomplished cnd 31 property ownars notified
by mail of tho timc and plaee of the hQ(-.ringo No protests huve becn reeeivod
to the granting a f the p;;rmit,
Mr. Torberz: I bought this building for a hnmc and apartmont houso. I dontt
think it vrould deprec iate the p rope rty nny. I hava a$2 5, 000 valua on the homa.
It doesn't depreciatc the property in any scnso. Thcre will be no ch^nge in
the Zppcnrance.
Mr. Mecnnch: lFuould you explRin just wh^,t you ws_int to do.
Mr, l'orbert: I vrant to nperr:to a fur store. I wnnt to cor.vF,rt one of tr,o
, apcrt:r.onts into a fur salon,, T tNill hFve tnilor rnade, custom made, and all
types of coats mado to fit,~ You find this type of store in most districts in
Senttle, A fo~a dor:'t hava thcm. Therc is no odor there. This can b a a
oonvenicnce to evcryone in thc W111ey. T thought of renting a down town area,
but ycu can't rent dotivn totivn property, Thero is ±.oo much overher.d. I can go
into the VfiIley and givc the:r, tho servioe £;nd they can save 20%. There won 't
bc that 1:rge ov--rhead in tr.:; Valley., I]ooked nt it fram other peoples stand- I
poin:: to start yvith. If i wr,re chr.nging the zone, I would figrt tooth and
nail to l;c,.3n it the w^y it is r,o~-.r, but Z rm rtot doing that. I won't even
change the building on the outside. There will not even bc a displuy window
to mukc it look com.~nercial. If n lady w:nts a coat I will take hcr moasurQ-
mcnts and make it for r,cr. It will be a sraall customers stare.
Mr. Moennch: I think that explains it.
~dr. Hawlcy: Mr. Chairman, I tivou2d like to say Mr. Torbert took this uF and it
could be a homa occupation. Mr. Tobert thought it Urould bo better to have a
special permit, because i£ he evcr intendf:d to exp^.nd he would bc roquirod to
hnve a special pcrmit. Ho sccmingly wants to do what is right.
11r. Torbert: Tho onl,y oxpansion would bc a cold stornge in the basomant. I
could put up a concrete blocl: building in the back yard.
Lr. Gillespie: It is truo tir. Torbert could have this by a homG occupZtion•
I believe most of thc, people around would be in fa4or of granting the permit•
I believe the Plnnning Corinission could considor his plans as a fiomo Occupation•
#e have no objectionsa
Mrs meenach: Anyone elsc to sny n word? If not, the mattcr will bo eonsidered
in r4ocutive SQSS ion.
