This office has previously been in contact with PNB staff regarding the
relocation of a utility pole at the southwest corner of Sixth Avenue and Pines
Road (SR 27). For whatever reasons, PNB has declined to reloca[e its
facilities without prior payment for the relocation. Modern Electric and Water
Coapany has relocated its facility at this location.
The road improvement at this location necessitates the adjustment of
utilities and you are requested to proceed with the necessary work at once in
order that the road work may proceed before winter. If you believe PNB has a
prior right to this location and a legitimate claim for reimbursement, you may
submit the same to this office, in writing, giving the particulars of the claim

1. General Overview -In vrder to provide more seating
capacity, proposed is th€ constrvction of a 14' x 47 •addition. to
t~~ exYSting Spaghetti Station Restaurant which will be designed
to look like a raiI car.
II. Construction Schedule - Would like to begin construction as
soon as a permit can be issued, with construction taking
approximately 2 tnonths.

1. The parcel number is in error - the last four
digits shotxld be 0219.
2• Because no sigriRge is proposed, there 2►re no
requirenkents at this tixne.
3. The site plan itxdicates that the restaurant is on
a 208' x 288' parce1 of land, however in 1986 a certificate
of exemption was issued whieh adju,sted the lot lines as such

~o make the garcel 158' wide by 2881 deep, If the owner
wishes to reset the boundary at 208' in width, either the
original certificate of exemptian can be amended vr a new
certificate of exemption c2►n be filed. T'his is an
administrative prvicedure which can be done in the office at
the Planning Department.
2. The existing square footage of the restatarant
nee+ds to be specified in order to calculate the total
parking spaces required for the restaurant and addition.
(Ken Jeffrey, Building and Safety, noted that the tatal area
of the building, includin+g the addition is 5,166 square
feet. John Pederson stated that the total number of parking
sparces for that square footage would be 51 to 52 parking
spaces. The site plan shows 78 spaces. In addition# the
garking calculations nated on the site plan show one space
per 50 square feet of service area. New requirements are
one parking space for every 100 square feet ❑f gross flaar
area,
3. New parking stalls are required to be within 60
feet of alanc3scaped area. That/those landscaped area [s]
must have a minimum dimension of 32 square feet.
B. Permit Release Requirements

3. Smoking versus non-smoking sections need to be
designated as such.
4. For a seating capacity of under 200, the permit
fee is $85.00.

1. The Health District released their portion of the
permit at the meeting.
IV. Utilities Department (456-3604)
A. Discussion/Requirements
1. The Utilities Department was not present but
stated they had no comments for the meeting since the
project is connected to the valley sewer.
V. Building and Safety (456-3675)
A. Discussion/Requirements
1. The initial set of plans have been reviewed with a
plan review letter given to the applicant at the meeting.
Building & Safety's only major concern appears to be the
total number of restrooms available versus seating capacity
- everything else appears to be minor in nature. (Ken
Jeffrey stated he would be available to meet with the
applicants after the meeting to discuss plans in more
detail.)
B. Permit Release Requirements
1. A revised set of plans and/or an addendum to the
plans will need to be submitted for review and approval
prior to release of the permit.
APPLICANT'B COMMENTB,/ACRNOWLEDGEMENT:
The applicant acknowledged that all comments/requirements were
understood and had no further questions at this time regarding
permit requirements.

To plans as required by any or all of the above-listed
departments shall be submitted in sets of 7 to Building and
Safety who will then distribute accordingly to each department.
