CALL TO ORDER: The meeting was called to order at approximately
10:00 a.m. by Building and Safety's Code Compliance Coordinator Tom
Davis, with the following in attendance.

SCOPE/PROJECT DEBCRIPTION:
I. General Overview - Proposed is a 11,918 square foot retail
sales music store. The occupant will be Hastings Records. The
number of employees is not known at this time.
II. Construction Time - The applicant would like to begin
construction as soon as possible.
SIIMMARY OF DEPARTMENTAL REQUIRFMENTB:
I. Planning Department (456-2205)
A. Discussion/Requirements
1. The proposed is located a Commercial zone and the
proposed use is permitted. It is also located over
the Aquifer Sensitive Area.
2. Parking for the proposed project is adequate 60
spaces are required and 65 spaces are shown on the
site plan.

3. Please, sgbmit a site plan for the entire parcel
illustrating existing and proposed parking,
'landscaping, and buildings.
4. The correct parcel number for the site is 21542-0115.
B. Permit Release Requirements
1. A landscaping plan shall be submitted for review and
approval. Also an estimate from a nursery,
indicating size, type and quantity along with a
' promissory letter from the owner stating the
landscaping will be installed shall be submitted.
2. Please submit a revised site plan as described above
for review and approval.
II. Engineering Department (456-3600)
A. Discussion/Requirements
I
1. The Engineer's Office had received a partial drainage
plan however, more information is needed and drainage
areas delineated.
2. Please submit a drainage plan for the site, at a
minimum the plan shall contain the following:
drainage calculations for stormwater volumes
generated on site, calculations for total impervious
surfaces contained within the site, finished grade
elevations for structures to be constructed on site,
finished grade elevations at the top and bottom of
the 208 swale, a typical cross section of the 208
swale, calculations to justify the number and type of
drywells proposed, and elevation of drywell inlets
where applicable.
3. Please obtain approach permits from the County
Engineering Department for any new driveway
approaches to county roads.
4. Your contact person at the County Engineer's Office
is Gary Nelson
B. Permit Release Requirements
1. Please submit a drainage plan as described above for
review and approval.

III. Health District (456-6040) •
A. Discuission/Requirements
1. The proposed project can be connected to the Valley
Sewer System.
2. Daryl Way discussed with the applicant old sewage
records from the project site so that he could
clarify what is located on the site.
4 3. All construction and demolition debris must be taken
to a licensed landfill.
B. Permit Release Requirements
1. The Health District is ready to release their portion
of the building permit.
IV. Building and Safety (456-3675)

A. Discussion/Requirements
1. Plan review has been completed on site plans only and
a letter was given to the applicant by Tom
Postlewait.
2. Tom Postlewait ha$ contacted Fire District No. 1 and
advised the applicant to contact Clyde Wisoner at the
Fire District (456-2462) as one fire hydrant may be
required for the project.
, 3. The elevations of the parking lots may be a problem.

4. Please submit an updated critical materials listing
to Buildinq and Safety for review.
5. Special inspections will be required on concrete if
over 2500 p.s.i.
B. Permit Release Requirements
1. Please submit two complete sets of plans for review
and approval.
APPLICANT'8 COMMENTS/ACRNOWLEDGEMENT:
The appiicant acknowledged that all comments/ requirements were
understood and had no further questions at this time regarding
permit requirements.

CORRECTIONB: ' To minutes or changes from what appears in the minutes, we should be
notified within one day of your receipt of these minutes.
To site plans as required by any or all of the above-listed
departments shall be submitted to Building and Safety who will then
distribute accordingly to those departments.

AD.TOIIRNMENT: There being no further business, Tom Davis thanked the
applicant and the departments for their participation and reminded
all that he should be contacted if there are any unforeseen problems
which may arise.
The meeting was adjourned at approximately 10:20 a.m.

streamline the building permit system and accordingly initiated
these Pre-Construction Conferences. Comnents so far would indicate
these conferences are successful and do enhance the permit system.
