Dramage Report for Viceroy Homes
Pro3ect Descnption
Viceroy Homes is a proposed model mstallauon on the south side of Nora Avenue east
of Pines Road The unprovements consist of a new model residential home with an
asphalt parlcing lot to the east, and an asphalt dnve Site graduig was completed to
accommodate site development, draulage and an asphalt dnveway access from the north
side of the site The entue site, except for approxunately the south 90 feet, wdl be
unproved
Soils
In accordance with "Soil Survev,, Spokane CountX,_Washington, 1968" the sod is
identified and categonzei as
GgB- Gamson gravelly loam, classif'ied as gravelly, medium textures, somewhat
excessively drained sods formed ui gravelly glacial deposits
This sod is Type "B" as classified ia the "Guidelvnes for Stormwater Management" and
is acceptable for dryweUs
Topograpluc Data
The ensting site slopes, in general, from south to north towards Nora Avenue The
slopes on the north portion of the site vary from 4-10% The south pomon of the site
is somewhat steeper with grade at approxunately 35 %
Demogcapinc Data
The site is currendy unoccupied woodland and pastum land area It is located in a light,
to moderate, commercial and indusmal area
Rainfall Data
Data used is in accordance with Figure 2, page 6-3 of the "Guidelines for Stormwater
Management", by Spokane County Engineers A 10 year return frequency event is used
svace the basm calculated for disposal is contained wrthin the site
Methods of Runoff Control
Runoff control of the new development is by overland flow into a aew grassed
percolation area with overflow into a drywell If the offsite drauiage exceeds the facihty,
DrWnage Report • Viceroy Homes
Fage 1
the drainage will overflow onto Nora Avenue and continue as it currendy does now
Methods of Disposal
Disposal will be by a suigle depth drywell The drywell shall be Spokane County
Standard Type "A", with standard grate as called out on the plans Inlet capacity
calculations are shown on sheet 3
Peak Flow, Volume, and Doposal Calculation
a Hydrology Computations
The grassed percolation "208" area was sized to accommodate iZ-mch of runoff
from all required surfaces within the site The impervious surfaces accounted for
include asphalt parking areas, sidewalks and the new structure's roof The
volume provided by the two mterconnected swales is 310 c f, wtuch is more than
the volume requued of 245 c f Therefor+e, the swales provide for the necessary
treatment
Disposal of the design storm, the 10 year event, was calculated for the developed
portion of the site uswg the Bowsmng Method Based on the results of the
calculaUons, one Type "A" drywell is requireci If dramage flows into the basms
from the undeveloped south portion of the site, and offsite areas, it wil1 be routed
around the site and overflow to the north uito the Nora Avenue nght-of-way as
per the existing condition
b Inlet Capacities
A Spokane County Standard grate wdl be used on the dryweUs Inlet capacity is
calculated to be 16 CFS for a flow depth of 2 feet See calculanons on sheet
3
Remarks
The above described system of stormwater control will provide the necessary quanuty
and quality controls, as outluted in the "Spokane County Stormwater Management
Guide", for the proposed unprovemenis

Drainage Report for Vicerop Homes
Project Descripbon
Viceroy Homes is a proposed model mstallafaon on the south side of Nora Avenue east
of Pines Road The unprovements consist of a new model residential home anth an
asphalt parking lot to the east, and an asphalt dnve Site grading was completed to
accommodate site development, dramage and an asphalt dnveway access from the north
side of the site The entue srte, except for approximately the south 90 feet, wdl be
unproved
Soils
In accordance with "Soil Survev, Spokane Countv, WashmgtonT 1968" the sod is
identif'ied and categorized as
GgB- Gamson gravelly loam, classified as gravelly, medium textures, somewhat
excessively drained soils formed in gravelly glacial deposits
This soil is Type "B" as classified in the "Guidelines for Stormwater Management" and
is acceptable for drywells
Topograpluc Data
The exisung site slopes, in general, from south to north towards Nora Avenue The
slopes on the north pomon of the site vary from 4-10% The south pomon of the site
is somewhat steeper with grade at approxunately 35 %
Deamographnc Data
The site is ciurently unoccupied woodland and paMm land area It is located in a hght,
to moderate, commercial aad industrial area
RaWall Data
Data usei is in accor+dance with Figure 2, page 6-3 of the "Guidelines for Stormwater
Management", by Spokane County Enguieers A 10 year roeturn frequency eveni is used
since the basin calculated for disposal is contained wittun the site
Methods of Rnnoff Control
Runoff control of the new development is by overland flow into a new grassed
percolation area with overflow into a drywell If the offsite drainage exceeds the facility,
Drsinage Report - Viceroy Homes
Page 1
the drainage will overflow onto Nora Avernie and contme as it currently does now
Methods of DYSposal
Disposal will be by a single depth drywell The drywell shall be Spokane County
Standarti Type "A", with standard grate as called out on the plans Inlet capacity
calculations are shown on sheet 3
Peak Flow, Volume, and Disposal Calculation
a Hydrology Computations
The grassed percolauon "208" area was smed to accommodate 1h-mch of runoff
from all required surfaces wrthin the site The unpervious surfaces accounted for
uiclude asphalt parkuig areas, sidewalks and the new structure's roof The
volume provided by the two interconnected swales is 310 c f, which is more than
the volume requued of 245 c f Therefore, the swales provide for the necessary
treatment
Disposal of the design stoan, the 10 year event, was calculated for the developed
portion of the site usuig the Bowstnng Method Based on the results af the
calculations, one 'I)►pe "A" drywell is required if drauiage flows into the basins
from the undeveloped south pomon of the site, and offsite areas, it will be routed
around the site and overflow to the north uito the Nora Avenue nght-of-way as
per the existing condition
b Inlet Capacides
A Spokane County Standard grate will be used on the drywells Inlet capacity is
calculated to be 16 CFS for a flow depth of 2 feet See calculations on sheet
3
Remarks
The above descnbed system of stormwater control will provide the necessazy quantity
and qualrty controls, as outlined in the "Spokane County Stormwater Management
Gwde", for the proposed unprovements
