The existing structure is an older, single story residence with the addition, a single story with basement, being constructed adjacent to the north side. Footings for the addition were formed and the excavation over-steepened the slope below the existing footings prior to our involvement in the project. Our representative was informed by Mr. Levno that the Spokane Valley Building Inspector, Bob Bebout had stopped the footing pour due to the loss of support (soil) beneath the adjacent, existing footing. Mr. Levno also informed us that he had installed floor bracing behind the existing stem wall and estimated the width of the existing footings to be 16 inches. The soil beneath the existing footing consists of gravelly, coarse sand (cohesionless soils). Spawling of the near-vertical slope has undercut the footing by as much as ±50 to 60% in the worst areas over a distance of approximately 40 feet. To provide some support until the wall can be constructed and backfilled, the existing footing should braced immediately. The exposed slope should also be protected from weather as much as possible to reduce the potential for additional spawling. The loose, irregular surface of the sand in the addition footings should be compacted. Pouring of these footings, construction of the walls and backfilling should be completed as soon as possible. The backfill should be compacted in thin lifts not to exceed 8 inches in thickness with handheld equipment such as a non-vibratory tamper. Within one foot of the bottom of the existing footing (i.e., 12 inches below the existing footing), the backfill should consist of control density fill (cdf). The cdf should continue at least 6 inches up the side of the existing footing and rodded at an angle to reduce the potential of voids remaining beneath the existing footing. However, some settlement should be expected. Our evaluation of the post-excavation foundation conditions shall not be considered an evaluation or approval of the proposed addition. We assume that the addition was designed in accordance with the current specifications and regulation of the governing agencies including the consideration of lateral loading of the basement walls. VARIATION OF SUBSURFACE CONDITIONS, USE OF THIS REPORT AND WARRANTY The conclusions and comments contained herein are based on the assumption that the soil profiles and ground water conditions observed during the site visit are representative of overall site conditions. We assume no responsibility or liability for any engineering judgment, inspection or testing performed by others. This report is intended for planning and design purposes.
