General 4verview - 4rchard Center Elementary will have some site changes including a new bus turnaround and new parking. The overall project for the school will consist of putti.nq on a new roof, new windows installed which will reduce the existing window area, painting, carpeting, changing of restrooms, and some energy updating. SIIMMARY OF DSPARTMENTAL REQIIIREIKBNTS: I. Planning Department (456-2205) A. Discussion/Requirements 1. The Planning Department was not present, however comments were qiven to Ken Jeffrey after the meeting. The comments are as follows: a. The existing property lines and setbacks needs to be illustrated on the site plan. b. The number of teachinq stations needs to be identified for verification of praper amount of parking. c. The existing laridscaping and any new landscaping, showing types and sizes, needs to be illustrated on the site plan. - 1 - • f B. Permit Release Requii•ements l. A revised site plan showing the above requirements needs to be submitted for review and approval. II. Engineering (456-3600) A. Discussion/Requixements 1. It was stated that the cost of the improvements were around $500,000. 2. Comments relating to drainaqe plan requirements, an RID/GRP aqreement, and approach permits were given to the architect and Building and Safety by Gary Nelson. 3. There was some discussion on drainage and how the school proposed to handle it. The front part of the school will drain to a grass area and the back part is proposed to drain into a new drywell, which is presently running off into a grass area. There was concern on whether the back part of the school should drain into the proposed drywell or should continue at present. After further discussion it was stated that the drainage from the back should drain into a drywell. (Daryl Way stated that he would like the drywell to be a shallow drywell). B. Permit Release Requirements 1. A drainage plan needs to be submitted for review and approval. 2. An RID/CRP agreement needs to be recorded prior to the release of building permit. 3. Approach permits for Buckeye Avenue and Center Road need to be obtained prior to the release of the building permit. III. Health District (456-6040) A. Discussion/Requirements 1. The Health Department has completed their review of the plans and specifications for the project. A letter was sent to Luhn, Shafer & Luhn stating that the on-site sewaqe system is adeqaute and will not require alterations. - 2 - ~ • . ' 2. The existing septic tank (Item #26 on the site plan) that is proposed to be eliminated is not goinq to be used by the school. (Daryl Way will check to see if Dick saw this item on the plans). 3. All construction or demolition debris shall be taken to a licensed disposal site. 4. It was discussed with the applicant that should asbestos be incountered during the remodeling or demolition process, that notification of proper authority and disposal of same would be required. B. Permit Release Requirements 1. The Health Department is ready to sign off their portion of the permit. IV. Utilities Department (456-3604) A. Discussion/Requirements l. The Utilities Department was not present but comments were given to Tom Davis prior to the conference. A ULID statement is required. V. 8uilding and Safety (456-3675) A. Discussion/Requirements 1. Ren Jeffrey stated that the majority of the plans have been reviewed and will complete his review within a couple of days. So far the comments are minor and have been discussed with architect before the meeting. Any further cominents on the project will be relayed by letter or phone. B. Permit Release Requirements 1. Completion of plan review and a revised set of plans addressing the items discussed needs to be submitted for review and approval. SFORANS COONTY REQUIR$D ACTIONSs 1.
