10:00 a.m. by Building and Safety's Code Compliance Coordinator

T'he applicant is proposing a warehouse addition to the existing
office building. The addition is proposed to be 80 X 100 and
constructed of steel to be used for storage purposes only.
SUMMARY OF DEPARZ'MENTAL RBiQUIRffiMENTS:
1. Building and Safety (456-3675)
A. Discussion/Requirements
~
1. Plan review was coinpleted by Building and Safety
using information submitted along with the
existing plans and information. A letter was sent
to the applicant stating requirements.
2. There was a discrepancy with the original plans
and the current plans submitted as to the location
of the existing office building. Actual location
of the existing office building needs to be
clarified.
3. Structural steel drawings are required to be
submitted upon receipt €rom the manufacturer.

B. Permit Release Requirements
1. Building and Safety is ready to sign the permit.
2. Engineers Office (456-3600)
A. Discussion/Requirements
1. A copy of comments on the drainage plan was given
to the applicant by Gary Nelson.
2. Several design alternatives were discussed
regarding how drainage might be controlled with
the least amount of design work.
3. Your contact person and the Engineer's Office is
Gary Nelson.
B. Permit Release Requirements
~
1. A revised drainage plan addressing the comments on
drainage needs to be submitted for review and
approval.
2. The Engineer's Office requires that an approach
permit be obtained for the new approach.
3. HeaZth District (456-6040)
A. Discussion/Requirements
l. The existing sewer system was installed in
February, 1987.
2. The current system is capable of handling a
maximum 18 person per shift, per day.
3. The septic tank must be a minimum of 5 feet f rom
the building and the drainfield a minimum of 10
f eet f rom the building.
4. The site plan submitted for review does not
correspond with the as-built drawings submitted
for the office building constructed under a
separate permit.
5. There was a question as to the existence of the
sewer connection stub shown on the proposed site
plan. Since a double plumbing connection was not
required by Utilities, the existence of such a
stub needs to be verified and County records
updated.

B. Permit Release Requirements
1. Clarification as to the current location of the
tank and drainfield is required.
2. Verification on the type of sewer line materials
used is required. The plan shows the sewer line
to be under the proposed warehouse addition which
requires an approved pipe material for use under
concrete.
4. Planning Department (456-2205)
A. Discussion/Requirements
1. This property is zoned Restricted Industrial.
2. There is to be no outdoor storage.
3. The site plan submitted shows a"front yard set
back of 60 feet from the center line of Montgomery
Avenue and rear yard setback of il feet, the
required setbacks are 65 feet from the center line
for the front yard setback and 15 feet for the
rear yard setback.
B. Permit Release Requirements
1. A revised site plan needs to be submitted showing
compliance with the front yard and rear yard
setback requirements.
5. Utilities (456-3604)
A. Discussion/Requirements ~
1. A ULID statetnent is required if not already
completed. If a ULID statement has been filed the
Utilities Department will sign off the permit.
B. Permit Release Requirements
1. ULID requirement needs to be satisfied.
REQUIRBD ACTIONS: County
1. Jim Legat will check department records for a ULID statement
if one was previously filed.
AD.70 : There being no further business, Tom Davis thanked
the applicant and the departments for their participation and
reminded all that he should be contacted if there are any
unforeseea problems which may arise.

Also, should there be any chanqes from what appears in the
minutes, we should be notified ,withim one day of your `receipt of
these minutes. The meeting was adjourned at approximately 10:35
a.m.
