Preliminary Subdivision PE-1478-84, hEATHER WOOD, Zone Change IE-109-84,
from Agricultural to MFS 8 PUOE-7-$4, Planned Unit Oevelopment. An
Overl ay Zone to repl at l,ots 3 8 4 of B1 ock 2 of "Meadow's End" 1 nto 28
lots for attached single family dwellings (townhouses) as a Planned Unft
Development with Final Development Plan, and Lhere being present the
following applicant or representative

considered
2 ?hat the 6 foot perimeter fence of the PUO was consi dered with a
mi nimum 30 foot f ront yard setiback
3. That the Comprehenslve Plan deslgnates this area as COMMERCIAI,
however, Final P1at nMeadows End" and MFS zoning existed prior to the
Canprehensive Plan adoption
4 TAat the proposal is within the Priority Sewer Service Area (PSSA)
boundary
5 That due to the existing toniny of hiFS, the proposal does represent
"fill-in" development ana compatible land uses, as more of the same

foot right-of-way withdut sidewalks That the County had
subsequently adopted County Itoad Standarcis that requi re 60 foot ,
rigth-of -way with sidewal ks That since the road is al ready iinproved
with curbs and paviny without sidewalks (with no apparent need for
sidewalks at thts site), the Spokane County Hearing Examiner
Commi ttee recomiends to the County Engi neer that a road standard
"deviation" be granted tn provide relief from County Engineer
conditions 21 and 22 lf said conditions are required, the proposed
destgn wtll not fit the redyced site size. Recording of a
use-easement mfght substitute and need of addltional right-of-way,
