Geotechnical Consultant 1004 W. 26th Avenue Spokane, WA 99203 May 22, 2014 Mr. Doug Powell Fax 688-0037 Dear Mr. Powell: I have completed a geotechnical investigation for the residential lots at 4909 and 4925 East 160 Lane, Glenrose, WA. Observations May Igor Noble and I discussed these lots on Wednesday 21 12014. We agreed on the location of underground leaders from the downspouts to a drain pipe in the back yard as shown in Figure I. Recommendations Based on my observations and the builder's experience in this area, I believe that this residence can be built as planned. I cannot envision any stability problems. The basement should be protected from water seepage. A water proofing material should be applied to the outside surface of the foundation wall and footing and a cold joint moisture barrier should be placed in the footing as shown in Figure2. I agreed that you could substitute a coating of Sonoshield HLM 5000 on the top of the footing and up about one foot on the foundation wall after the foundation is completed. HLM 5000 is a liquid cold-applied elastomeric waterproofing membrane system that should be an ef- fective moisture barrier on the cold joint between the footing and the foundation wall.. Loose backfill around the foundation walls will allow the soil to settle next to the house, allowing water to pond near the house, saturating the soil and possibly causing water problems in the basement. Therefore the foundation backfill must be compacted in 12 inch maximum lifts to minimize settlement near the foundation. A six inch layer of topsoil that is much less permeable than the natural soil will also greatly reduce seep- age. Plantings adjacent to the house should be minimal and only drip irrigation should be used. Additionally the final grade should slope away from the house at a minimum of 2%for at least five feet. All roof drainage should be collected with gutters and all down- spouts should have underground extensions leading to the drain pipe in the rear of the lot as shown in Figure 1.
