On September 9, 1993 you came to a houseat 5410 E. 11th
Lane in Spokane at our request to do a final i ection to/
satisfy the home owner. At that time a list of five items was
agreed upon by all parties involved that needed to be corrected.
We succeeded in completing 3 of the 5 items, but have not been
able to complete the remaining 2 items, (1--Mechanical room -
Sheet-rock doors and seal bottom of doors, 2-- Handrail - Add
handrail to right hand side of garage steps) because the
homeowner had decided those corrections were not satisfactory.
The solution to the above mentioned items was correct and the
homeowners agreed with the resolution of the situation at the
time of your inspection. Unfortunately, they have since changed
their minds . I wanted to make you aware of this situation in case
you hear to the contrary that we did not fix these items.
I have twice sent an employee over to make the repairs
listed on the corrections notice (copy attached) , and have twice
been told that the recommendations made and agreed upon were no
longer unacceptable, thus we have not been allowed to complete
them. If you hear from Bill or Carla Murphy in the future please
let us know so we can once again settle this matter. My objective
in writing you this letter was to just let you and the County
Div. of Bldgs. know that we have not ignored this situation. We
have tried to resolve it, but are not being allowed to.
Please keep this letter on file for future reference in the
event it is needed. Thank-you for your time .

Dear Bill:
An inspection of your residence was performed for the purpose of
determining its structural integrity.
The residence is a two story wood frame structure with a crawl
. space.
At the time of inspection the residence had been occupied for over
a year.
The structure was covered with gyp board and other finishes with
the exception of the crawl and attic spaces. Prior to the time of
inspection all cracks and discrepancies had been repaired.
Observations:
1. The floor joist in the basement spans 22'-3" which is greater
than the 19'-10" span recommended by the 1-joist manufacturer.
2 . The access opening to the crawl space has a header supporting
an 1-joist. The header should be supported on joist hangers
at each end.
3 . The squash blocks each side of the 1-joist above the beam in
the crawl space are missing.
4 . The framing in the attic space showed no evidence of
structural problem.
5. At the time of inspection the plaster walls were not cracked.
6. There were several minor vertical cracks in the foundation
walls in the crawl space.

Discussion;
The overall structural condition of the residence is good with no
major structural problems indicated.
Several problems were observed in the crawl space where the
structure was open to inspection.
The framer who framed this house made framing errors in the crawl
space. He probably made errors throughout the house where
inspection is not possible. The errors observed are not serious
and will not cause future structural problems.
The problems in the basement can be easily corrected.
The residence is structurally in good condition and should not
cause future problems.
Recommendations:
1. Add joist hangers to the header at the access opening to the
crawl space.
2 . Add squash blocks each side of the joist above the beam in the
crawl space.
3 . Add supports under joist that spans 23 ► in the crawl space in
accordance with the enclosed sketch.
