A condi-tiori of the short plat is that a 16 foot future acquisition for expansion of Fancher Road be reserved for acquisition. Therefore, the established setback from the right of way line of Fancher Road is 51 feet. The proposed building needs to be located in a manner to meet the setback required as well as maintaining the required 15 foot rear yard setback. An additional 5 foot setback is required from Fancher Road. 4. All parking spaces are required to be within 60 feet of a landscape feature consisting of at least 32 square - feet in area. 5. A total of 20 parking stalls are required, only 17 spaces are shown on the site plan. B. Permit Release Requirements 1. Please submit a revised site plan illustrating parking, landscaping, and the location of one off street loading space. 2. An estimate from a nursery including size, type and quantity along with a promissory letter from the owner stating the landscaping will be installed shall be submitted. II. Engineering Department (456-3600) A. Discussion/Requirement 1. Comments were given to the applicant and Building and Safety by Scott Egger. 2. The drainage check print was returned to the applicant during the meeting, at a minimum the revised check print shall contain the following: drainage calculations for stormwater volumes generated on site, calculations for total impervious surfaces contained within the site, finished grade elevations for structures to be constructed on site, finished grade elevations at the top and bottom of the 208 swale, a typical cross section of the 208 swale, calculations to justify the number and type of drywells proposed, and elevation of drywell inlets where applicable. 3. The proposed must comply with the conditions of Short Plat 88-552. 4. Approach permits must be obtained for driveway approaches to Fancher Road. - 2 - . . v • ' . , : 'S. An Agreement to Pay Fees was given to the applicant during the meetinq. The Agreement is to be signed by the owner and returned to the Engineering Department. Plan review will not be completed until this document is executed. 6. A copy of the short plat was given to the applicant during the meeting. - 7. Bob McCann advised the applicant to contact Jack Finney at the Engineering Department regarding future improvements to Fancher Road. B. Permit Release Requirements 1. Please submit a drainage check print as described above for review and approval. 2. The proposed must comply with the conditions of Short Plat 88-552. III. Health District (456-6040) A. Discussion/Requirements l. The Health District was not present at the Pre-Application Conference. However, comments were given to Tom Davis prior to the meeting. 2. The building must be connected to the existing public water system. On-site water procurement will not be allowed. 3. The applicant must apply for a permit to install an on-site sewage disposal system. A minimum sized system will allow an occupancy of 24 person shifts per day. Utilizing 3' wide trenches, the system will have capacity for 36 person shift per day. 4. Please submit a critical materials listing to Building and Safety for review. 5. If it is determined the proposed is a critical materials user, the owner must sign a sampling agreement with the Health District. Also, the septic tank must be equipped with a riser to grade and a surface access lid to allow for easy access for sampling. All costs for sampling the effluent must be paid by the owner. - 3 - . . ~ 6. All consttuction debris must be taken to a licensed landfill. , IV. Fire District No. 1(928-2462) A. Discussion/Requirements 1. A letter was given to the applicant and Building and Safety by Clyde Wisenor. 2. Fire flow for the proposed is 4000 g.p.m. or 2750 - g.p.m. depending on the construction type. 3. One new fire hydrant is required. The hydrant is to be located at the north side of the curb cut on the east side of Fancher. The hydrant location shall be as per an approved water plan. 4. Access to the north end of the building needs to be addressed. 5. A lock (Knox) box for fire department access needs to be installed. V. Building and Safety (456-3675) A. Discussion/Requirements 1. Two complete- revised sets of plans addressing the items discussed during and after the meeting needs to be submitted for review and approval. COUNTY ACTION It was agreed upon by all departments present that a Pre-Construction Conference would not be necessary for the proposed. General Overview - Proposed is the construction of a 10,000 square foot warehouse/office building. Approximately 7,000 square feet of the building will be warehouse and approximately 3,000 square feet will be used as office area. Retail sales will take place in a small portion of the office area. The applicants would like to begin construction in 1 to 1 1/2 months. SUMMARY OF DEPARTMENTAL REOUIREMENTS: I. Planning Department (456-2205) A. Discussion/Requirements 1.
