Sprague Ave., Suite 106 Spokane Valley, WA 99206 RE: REZ-22-07/SHP-33-07 A&C Project No. 2007-01-010 Dear Karen, REC,IE MA DEPARTMENT OF ©MMUNITY DE✓ELOPUIEN'€ This letter has been prepared pursuant to our meeting of Friday, March 14, 2008, and your letter of March 17, 2008, pertaining to the City of Spokane Valley's Determination on the processing of rezone and short plat application file no.'s REZ-22-07/SHP-33-07. On behalf of our clients, Dave Clark and Shawn Anderies, we would ask that the City move forward with the processing of Short Plat File No. SHF -33-07. This application was originally proposed as consisting of four lots and was revised to a three -lot short plat that conforms to the development standards of the UR -3.5 zone. This is a result of the information that you have provided, of the City's opinion that the short plat may be processed in accordance to the development code provisions at the time the application was made, but would allow the uses allowed currently under the Corridor Mixed Use (CMU) zone. This revised layout proposes lot sizes of 22,538 sq. ft. (Tract A), 19,128 sq. ft. (Tract B), and 13,176 sq. ft. (Tract C), which equates to an average lot size of approximately 18,200 sq. ft. We have also been asked by our clients to withdraw File No. REZ-22-07, the rezone proposal from UR -3.5 to UR -12, filed with your office on October 26, 2007. The $2,000 fee, which included $1,650 for the zone change and $350 for SEPA review, submitted with the application is to be refunded to: Dave Clark 13812 E. 21St Ave. Spokane Valley, WA 99216.
